Roofing Army completed a full roof replacement at 14416 Towering Oaks Drive in Shelby Township, Michigan in early May. The house sits in the Towering Oaks neighborhood off 23 Mile Road, and at 4,225 squares this was a substantial job that took a full crew to knock out in a day. The homeowner did her homework before signing, got multiple quotes, and asked the right questions. That kind of customer makes for a smoother job because expectations are clear going in.

The shingle selected was the Atlas Pinnacle Pristine in Heather Blend, a warm brown tone that suits the neighborhood well. Atlas was chosen over CertainTeed after a detailed conversation about warranty differences. The Pinnacle Pristine carries a lifetime algae resistance warranty where most competitors cap out at 10 to 15 years. The wind rating comes in at 130 mph with only four nails required, and the wider nailing strip gives installers more tolerance, which matters on a roof this size. Atlas also tends to come in a couple thousand dollars less than comparable premium options from other manufacturers, which is real money on a job this large.

We started with a full tear-off down to the deck. During the work, the crew found moldy plywood on the back section of the roof. Jordan went into the attic to trace the extent of it, and once the damaged area was identified, we replaced 5 sheets of 7/16 OSB. That's not a huge number on a 4,225 square foot roof, but you don't leave compromised decking under new shingles. Everything else was solid. After the deck was clean and tight, we ran Epistik ice and water shield at the eaves and around all the penetrations and transitions, then covered the field with synthetic underlayment up to the ridge. New premium drip edge went on all the way around, 40 pieces total.

The chimney got full attention on this job. We replaced the chimney flashing and built a new chimney saddle behind it. A saddle is the small peaked structure that diverts water around the back of the chimney instead of letting it pool and work its way under the flashing. Four new pipe boots and four pipe boot covers went on every roof penetration. Step flashing and wall flashing were replaced at all the wall transitions. The ridge was finished with OmniRidge Pro ridge vent running 105 linear feet across the top, hand nailed in place. That's a continuous exhaust path the full length of the ridge.

Ventilation was a significant part of this job beyond just the ridge vent. Two bathroom exhaust vents were installed through the roof, with two runs of insulated flexible duct connecting them. Before this, those bathrooms were likely venting into the attic, which is exactly the kind of moisture source that causes the decking problems we found on the back slope. Getting that humid air routed outside instead of dumping it into the attic space is a straightforward fix that makes a real difference long term. Ten Smart Plugs were installed to seal off the old ventilation openings that were no longer needed after the new system was set up.

The shingle quantities came out to 140 bundles of Pinnacle Pristine across the field, 5 bundles of Pro-Cut Hip and Ridge shingles along the hips and ridge lines, and 3 bundles of Pro-Cut Starter along the eaves. Total project cost on this Shelby Township roof replacement was in line with what a job this size and scope warrants in the Metro Detroit market.
