Common Repairs

Roof problems often start small, and we specialize in fixing the most common issues quickly.

pipe boot flashing showing a broken and cracked gasket around pvc pipe on a roof

Bad Pipe Boots

We check your pipe boots because the rubber gaskets often crack or dry out, which can let water in around the vent pipes.

rotted osb decking on a roof near the ridge

Rotted Wood

We look for soft or rotted roof decking, since damaged wood can let moisture in and weaken the structure beneath your shingles.

missing asphalt shingle on a michigan roof

Missing Shingles

We address missing or damaged shingles, which leave bare spots that can let water in and weaken your roof over time.

old chimney flashing on a brick chimney

Chimney Flashing

We replace damaged chimney flashing, which is a common source of leaks when the metal pulls away or the seal breaks down.

broken ridge cap shingles on a ridge vent

Broken Shingles

We replace broken shingles, especially along the ridge, where strong winds often crack or lift them and leave your roof exposed.

exposed nail heads on a hip and ridge cap shingle

Exposed Nails

We fix exposed nail heads, which are common on hip and ridge shingles and can let water in once the sealant wears away.

non ventilated bathroom vent in an attic

Bathroom Fans

We install proper roof vents for bathroom fans that currently vent into the attic, preventing moisture buildup and damage.

rotted wood along eaves and gutters

Rotted Eaves

We repair rotted eaves caused by water backing up at the roof edge, which can damage the fascia, soffit, and decking near the gutters.

Should I Repair or Replace?

Understanding the difference can save you money and protect your home. If your roof checks more boxes on the replacement side, see what is included in a full roof replacement.

Repair Is Best When:

  • Leak is small and localized
  • Only a few shingles are missing or damaged
  • Pipe boots or flashing have failed
  • Wood rot is limited to a small area
  • Roof is under 15 years old
  • Storm damage is isolated

Replacement Is Best When:

  • Roof is older than 15–20 years
  • Multiple leak points are showing
  • Shingles are curling, cracking, or bare
  • Decking has widespread rot
  • Storm damage is severe
  • Repair costs are stacking up

What Does It Cost?

Roof repairs vary too widely for an honest average. A worn pipe boot on a walkable ranch is a very different job than rebuilding chimney flashing on a steep two story colonial. That said, most common repairs land in the low hundreds to low thousands, with the price driven by roof pitch and access, the number of problem areas, and whether any rotted decking needs to be replaced.

We charge a $250 inspection fee for repairs, and that fee is applied to your repair cost if you decide to proceed with the work. During the inspection we check the problem area, take photos, and explain exactly what needs to be fixed, so you get a firm price before any work begins. If your roof is closer to the end of its life, replacement estimates are always free.

Reviews From Our Clients

Aaron performed a very thorough inspection of the roof with a well-documented report. I was provided a very reasonable quote for a new roof with many options. The whole process was transparent and professional from start to finish.

After getting the runaround from a couple other companies, Aaron came out and was completely straight with me about what I needed. No pressure, no scare tactics, just honest info. The crew showed up on time, did solid work, and left the place clean.

This was an extremely smooth process. Starting with Aaron Scott who handled the estimate, he was friendly, on time, no hard sell, just advised me of problems and gave a good price. Evan and the roofers took it from there. The clean up was excellent. I would highly recommend Roofing Army.
