Snow, ice, hail, wind

Metal in Michigan Weather

  • Snow slides off smooth panels in sheets. On standing seam we fit snow guards above doors, walkways and the gas meter. Stone-coated steel has texture and holds snow more like asphalt.
  • Ice dams come from attic heat, not the roof covering. Steel resists the water a dam pushes uphill, but the fix is air sealing, insulation and ventilation, which we analyze on every inspection.
  • Hail: every system we install is Class 4 under UL 2218, the top impact rating and the one some Michigan carriers discount for.
  • Wind: 130 to 150+ mph ratings across the four systems, against 130 mph for the best asphalt shingle we install.
  • Weight: Tilcor panels come in at 141 pounds per square, about half of asphalt, so there is no structural work on a normal house.
  • Steel does not wait on a warm day. Asphalt shingles need heat for the seal strip to bond; stone-coated steel and standing seam are screwed and clipped down and go on in any season.

A metal roof is still only as good as the attic under it. The ventilation analysis, the 6 feet of ice and water shield at the eaves and the cap-nailed underlayment are the same on every roof we install.

FAQS

Frequently Asked Questions About Metal Roofing

See All FAQs
What kinds of metal roofs do you install?
Four. Tilcor stone-coated steel shingles and steel shakes for houses, standing seam panels for houses, porches and accent roofs, and JB Ultra 2000 barn metal for pole barns, garages and outbuildings. All four carry a Class 4 hail rating and our 50-year workmanship warranty.
How much does a metal roof cost in Michigan?
On the quotes we have written, the middle half of Tilcor stone-coated steel roofs fall between $26,000 and $45,000, and the middle half of standing seam roofs between $30,000 and $53,000. Barn metal is priced per building. As a rule of thumb, stone-coated steel runs 1.8 to 2.5 times the asphalt price for the same house and standing seam about 3 times. Our published Berkley job, a 2,713 square foot Tilcor roof, cost $43,262.52.
Is a metal roof worth it in Michigan?
If you plan to stay 20 or more years, usually yes. One metal roof stands against two asphalt roofs over 50 years, the second one bought at future prices, and the calculator on this page runs that math for your roof size. Add the resale value of a roof with decades left on it and a possible Class 4 insurance credit. If you may sell within 10 to 15 years, architectural asphalt is the better buy, and we will say so.
How does a metal roof handle Michigan snow and ice?
Smooth panels shed snow in sheets, so on a standing seam roof we install snow guards above entry doors, walkways and anywhere a slide could land on a person or a gas meter. Stone-coated steel has texture and holds snow longer, closer to asphalt. Neither stops ice dams on its own; those come from attic heat, which is why we run a ventilation analysis on every inspection.
Can you put a metal roof over my shingles?
Over one sound layer, yes, for stone-coated steel and standing seam. Two layers, soft decking or active leaks mean a tear-off first, and barn metal is always a full tear-off. We check at the inspection and the quote says which.
Do you repair metal roofs?
We service every metal roof we install, under the 50-year workmanship warranty. For a metal roof another company put on, call and describe it: some repairs are a fit for us, and some belong with a specialist in that panel system, in which case we say so rather than guess at your roof.
What warranty does a metal roof come with?
It depends on the system. Tilcor stone-coated steel carries a lifetime limited material warranty with 30 years on the finish. Standing seam panels carry the manufacturer's finish warranty, typically 35 to 40 years. JB Ultra 2000 barn metal carries a 45-year limited warranty. Every one of them also gets our 50-year workmanship warranty, in writing, which transfers once to the next owner within the first ten years.
Do you roof pole barns and garages?
Yes. JB Ultra 2000 barn metal, 29-gauge steel cut to length in runs up to 50 feet, is our package for pole barns, machine sheds, garages and outbuildings. It goes on over a full tear-off with high-temperature underlayment and matching trim at every eave, rake and ridge.
