How to Get a Homeowners Insurance Discount After a New Roof

By Aaron Scott|7 min read|

Most homeowners insurers in Michigan will credit a newer roof, but the discount is never automatic and never standardized by the state. Each carrier sets its own age limit, proof requirements and discount size, so the real answer depends on your policy. I'm Aaron Scott, a licensed Michigan residential builder and owner of Roofing Army, and here is what a real carrier's rule actually looks like, what your insurer will ask to see, and how it is different from the impact-resistant shingle discount.

Does a New Roof Lower Your Homeowners Insurance in Michigan?

Often, yes, but there is no Michigan law or Department of Insurance and Financial Services (DIFS) rule that requires an insurer to offer a new-roof credit. DIFS regulates how carriers file and price their policies, but the discount itself, if one exists, is set company by company. That leaves homeowners asking us to confirm it works: in a year of customer texts we reviewed for this guide, 12 were a homeowner asking for proof of their new roof to send an insurer for a discount, and another 22 asked for the warranty certificate and transfer code, a document some carriers want on file along with the invoice. The documentation question comes up far more often than a clear answer to "how much will it save," because the size of the credit, when one is offered, is set by the carrier and is not something we or any contractor can quote.

What Will Your Insurer Actually Ask to See?

Every carrier we have checked wants some version of the same packet. Have these ready before you call your agent:

  • A paid, dated invoice or receipt from a licensed contractor, showing the installation date and the scope of work.
  • Proof the roof was fully replaced, not just repaired or overlaid. A partial repair generally does not qualify a carrier's new-roof discount.
  • A closed permit with a final inspection on file with the city, where the carrier asks for it.
  • Photos of the finished roof, which some carriers request to confirm the material and condition.
  • A certificate of completion, if your contractor provides one, confirming who did the work and when.

This is the exact packet we hand every customer at the end of a job as part of what we call the Mission Complete Guarantee: a Certificate of Completion, the paid invoice, and the warranty certificate, sent digitally and by mail the day the roof is finished. Our job portal also keeps before, during and after drone photos for every project, so if your carrier wants pictures of the finished roof, they already exist. Our guide on warranty transfer and permit paperwork covers the same packet from the angle of selling a house, and what to expect on roof replacement day walks through when that hand-off actually happens.

What Does a Real Carrier's New Roof Discount Look Like?

Every company writes its own rule, so rather than guess at an average, here is one real, currently published example. Homeowners of America's Michigan underwriting guideline, a carrier licensed to write homeowners policies in the state, sets its New Roof Discount this way: the home must be at least ten years old, and the roof itself can be no more than two years old. The roof must have been fully replaced, not patched or recovered, and must be undamaged. Acceptable proof is a paid, dated receipt from a professional roofing company, or a seller's disclosure if you just bought the home. Before the policy is bound, the agent is expected to confirm the installation month and year, whether the entire roof was replaced, the contractor's name and phone number, whether any damage has happened since installation, and the shingle type and manufacturer if that information is available.

That is one carrier's specific, published rule, not a Michigan-wide standard. Another company might not require the home to be ten years old, might allow a longer window than two years, or might not offer this discount at all. Ask your own agent for their carrier's exact list rather than assuming any of the details above apply to your policy.

Is the Impact-Resistant Shingle Discount a Different Thing?

Yes. A new-roof age discount and an impact-resistant shingle discount are two separate credits, and some carriers offer one without the other. The impact-resistant discount is tied specifically to Class 4 shingles rated under UL 2218, not to the roof's age. Several carriers that write in Michigan, including State Farm, list an impact-resistant roofing discount and require their own certification form before they will apply it, and the credit is never automatic just because you chose a Class 4 product. We cover which shingles carry that rating, how the carriers' own discount pages read, and a break-even test for the upcharge in our guide to the best Class 4 impact-resistant shingles in Michigan. If you are weighing a Class 4 upgrade specifically for the insurance credit, call your agent before the shingles are ordered, not after, since the certification form usually has to be filed with specifics the installer needs to confirm.

Neither discount is guaranteed on any given policy. Both come down to the same rule: ask the carrier that actually holds your policy, in writing if you can, and keep the answer with your paperwork.

When Should You Call Your Agent?

Three points matter more than the others. First, before you order shingles, if a Class 4 impact-resistant discount is part of your decision, since the shingle choice and the paperwork are tied together. Second, right after your roof is finished either way, with the invoice and certificate of completion in hand, since a new-roof age discount is not backdated and some carriers' documentation windows are short. Third, at your next renewal, since a policy underwritten years ago may still show the old roof on file and never trigger a credit until someone updates it. If your agent cannot tell you whether either discount applies or what proof they need, DIFS consumer specialists take calls at 877-999-6442, Monday through Friday, 8 a.m. to 5 p.m., though DIFS cannot set or order a company's discount, only point you to your policy's terms.

Keep the Paperwork, Not Just the Roof

A homeowner who calls six months after a reroof asking for proof is harder to help than one who already has the packet. We send the Certificate of Completion, invoice and warranty certificate the day the job wraps, and every project stays in your portal with the same drone photos the adjuster or your agent would ask to see. A Roofing Army project manager is on site for every job, our crews are in-house, and every completed roof in our job gallery shows its real price. If a Class 4 shingle is part of the plan, ask for it as one of your quoted packages; we give five price points on every roof replacement, with financing available on any of them. We serve Oxford, Rochester Hills, Ferndale and the rest of Southeast and West Michigan from five local offices.

Frequently Asked Questions

Will a new roof lower my homeowners insurance in Michigan?

Often, but it is never automatic and never mandated by the state. Each carrier sets its own age limit, proof requirements and discount size for a new-roof credit, so the only reliable answer comes from your own agent and policy.

What documents does my insurer need after a new roof?

Most carriers want a paid, dated invoice showing the installation date and scope, proof the roof was fully replaced rather than repaired, and sometimes a closed permit, photos of the finished roof, or a certificate of completion. We hand every customer a Certificate of Completion, invoice and warranty certificate the day the job finishes.

Is the impact-resistant shingle discount the same as a new roof discount?

No. A new-roof age discount is based on how old the roof is. An impact-resistant discount is a separate credit tied specifically to Class 4 shingles rated under UL 2218, and some carriers, including State Farm, require their own certification form before applying it. See our guide to Class 4 shingles in Michigan for carrier specifics.

How old can a roof be and still qualify for a discount?

It depends entirely on the carrier. As one real example, Homeowners of America's published Michigan underwriting guideline caps its New Roof Discount at a roof no more than two years old, on a home at least ten years old, with a paid dated receipt or seller's disclosure as proof. Other carriers set different limits or may not offer the discount at all.

Who do I call if my insurer will not explain what it needs?

Start with your agent, since the discount and its documentation requirements are set by your specific carrier and policy. If you cannot get a straight answer, the Michigan Department of Insurance and Financial Services takes consumer questions at 877-999-6442, Monday through Friday, 8 a.m. to 5 p.m., though DIFS can point you to your policy's terms rather than order a carrier to offer a discount it does not have.
