Why We Give You 5 Roof Quotes Instead of 1

By Aaron Scott|7 min read|

Roofing Army writes every homeowner several complete, fully priced options on the same measured roof, never one take-it-or-leave-it number. Across the 826 quotes we wrote in 2026, 46 percent carried exactly five options and another 45 percent carried six to eleven, so most homeowners actually see more choices than our own shorthand of "five quotes" suggests, each one a different shingle tier priced start to finish.

I am Aaron Scott, licensed Michigan residential builder and owner of Roofing Army. Every roof we measure gets run through the same process: one inspection, one set of measurements, then several complete proposals built off it, from a solid, code-compliant system to a premium one. Here is exactly how that works, with the real numbers behind it, not the marketing version.

How Many Roof Quotes Does Roofing Army Actually Give You?

More than most homeowners expect. We built 2,926 priced options across those 826 quotes last year, an average of about 3.5 options per quote, but the real split is not even. Here is how the options actually break down:

Options on the quote Share of our 2026 quotes
Exactly 5 options46%
6 to 11 options45%
Fewer than 5 or more than 11The remaining 9%, by subtraction

"Five quotes" is the floor we promise, not a cap. A straightforward ranch with one simple shingle decision might land at five clean options. A home with a detached garage, a low-slope porch section, or a homeowner weighing asphalt against metal can easily end up with eight or ten, because each real decision point (shingle brand, a metal upgrade, a garage priced separately, an add-on like skylight replacement) becomes its own line in the proposal rather than a single bundled guess.

Why Not Just Give One Price for a Roof Replacement?

Because there is rarely one correct answer for what a homeowner should spend on a roof, and a single number hides that decision instead of showing it to you. One price forces a homeowner to either accept an estimator's guess at their budget or negotiate blind, with no idea what they are trading away to get the number down. Multiple complete options, each fully specified and fully priced, put the actual tradeoff in front of you: this shingle line costs this much, that one costs more and carries a longer algae warranty, a metal roof costs several times more and should outlast both. You pick the tradeoff. We do not pick it for you.

This also protects you from the opposite problem, a quote that looks cheap because it quietly left something out. Every option we write carries the same installation standard underneath it: full tear-off, 6 feet of ice and water shield at the eaves, synthetic underlayment, a ventilation analysis, and no deposit required on any of them. The five to eleven numbers you see only differ in shingle, color, and any add-ons you choose, never in whether the job is done right. Our guide on what should be in a roof replacement quote walks through that full line-by-line list.

What Actually Changes Between the Options?

Mostly the shingle line, and what it is backed by. Across every quote we wrote in 2026, the five shingle lines that showed up most were Atlas Pinnacle Pristine (169 quotes), Atlas StormMaster (155), CertainTeed Landmark Pro (155), GAF Timberline HDZ (155), and Owens Corning Duration (148), and most quotes present several of them side by side so a homeowner can compare an actual price difference rather than take a salesperson's word for which one is "better." We have written full comparisons of how those brands actually differ in wind warranty, algae protection, and nailing zone in our Atlas vs GAF vs CertainTeed breakdown and our Owens Corning vs GAF comparison, rather than re-explaining that here.

Beyond the shingle itself, the other common differences are a metal roofing option on the same roof (priced several times higher but built to outlast every asphalt option on the quote, covered in our metal vs asphalt lifetime cost guide), and optional add-ons like a detached garage, a low-slope porch section, or skylight replacement priced as their own separate line rather than buried inside the main number. Financing terms are shown against every option too, so the monthly payment on the premium tier is just as visible as the payment on the base tier. Our financing page and financing options guide cover how that math works.

How Far Apart Are the Cheapest and Most Expensive Options?

Real numbers from the same 2,926 priced options: the lowest-priced option on a quote runs a median of $16,574 (middle half between $12,451 and $21,435), and the highest-priced option on the same quote runs a median of $22,336 (middle half between $16,177 and $31,869), against a median of $17,993 across every option we wrote. That gap between the cheap end and the expensive end of the same proposal is normal and by design, it is the whole point of showing a range instead of one guess. We go into the actual size of that spread, and when a gap is normal versus a red flag, in our guide on how to compare roofing quotes when one is thousands higher, which is really the companion piece to this one: that guide is about sizing up two different contractors' bids, this one is about how we build several of our own on the same roof.

Can I Ask for a Lower Price Instead of Picking a Cheaper Option?

You can ask, and we hear it often enough to track it: of the calls where a homeowner is weighing quotes, 53 a year ask us for wiggle room on the price we already gave them. Our answer is the same every time. We do not negotiate a number down from an inflated starting point, because we never inflate the starting point in the first place; every option is priced the same way whether or not you ask twice. If the number on your preferred tier is more than you want to spend, the honest move is to look at a different tier, not to ask us to shave margin off the one you like. That is also why we never require a deposit. You are not locked into a number before you have seen what it actually buys.

How Long Do You Have to Decide?

As long as you need, though most homeowners move faster than you would expect once the options are actually in front of them. Across the quotes we wrote in 2026, the median time from a quote being sent to a homeowner accepting one is 6.8 days, with the middle half landing between 2.7 and 18 days. There is no countdown, no "today only" pricing, and no pressure call. A project manager, not just the salesperson who wrote the quote, is on every job regardless of which option you pick, so the choice is about the roof you want, not about which rep you happened to get.

Get Your Own Options

Every homeowner's roof is different, which is exactly why a single quote never fits everyone the same way. We run free inspections across Southeast Michigan from offices in Oxford, Ferndale, and Rochester Hills, and every inspection turns into a full set of written options the same day in most cases, covered step by step in our guide on what happens at a free roof inspection. You can see the real prices other homeowners paid, with no options hidden, in our job gallery, or start with a free inspection on our roof replacement page and see your own range of options instead of someone else's guess at your budget.

Frequently Asked Questions

Why does Roofing Army give multiple roof quotes instead of one price?

Because there is rarely one correct roof for a home. We write several complete, fully priced options off the same inspection and measurements, from a solid base system to a premium one, so you can see the real tradeoff between price and material rather than accept a single number with no context.

How many quote options will I actually get?

At least five. Across the 826 quotes we wrote in 2026, 46% carried exactly five options and another 45% carried six to eleven, depending on how many real decision points your roof has, like a shingle upgrade, a metal roofing option, or a detached garage priced separately.

What is actually different between the cheap option and the expensive one?

Usually the shingle brand and line, and sometimes a metal roofing upgrade or an add-on like a detached garage or skylight replacement priced as its own line. The installation standard underneath, full tear-off, 6 feet of ice and water shield, synthetic underlayment, and a ventilation analysis, stays the same on every option, so a cheaper tier is never a cut-corner tier.

Will Roofing Army negotiate the price down instead of giving me a cheaper option?

No. Every option is priced the same way whether or not you ask for a discount, so there is no inflated number to talk down from. If a price feels out of budget, the better move is comparing it against one of the other options on the same quote rather than asking us to shave margin off the one you want.

How long do I have to pick one of the options?

As long as you need. There is no deadline pricing or pressure call. Across our 2026 quotes, the median time from a quote being sent to one being accepted is 6.8 days, with the middle half of homeowners deciding somewhere between 2.7 and 18 days.
