I'm Aaron Scott, a licensed Michigan residential builder and the owner of Roofing Army. A full roof replacement in Holland typically costs $12,000 to $20,000 with architectural asphalt shingles. The 1950s to 1980s ranches in Holland Heights and Maplewood sit at the low end, the Queen Anne and Victorian homes in the Historic District and the wind-exposed cottages out at Macatawa sit at the high end, and about 70 inches of lake-effect snow a year is the reason the details under the shingles matter more here than almost anywhere else we work.

How Much Does a Roof Replacement Cost in Holland, MI?

For a standard single family home in the City of Holland, Holland Charter Township, or Park Township, expect $12,000 to $20,000 for a full tear-off and replacement with quality architectural asphalt shingles. That range covers most of the postwar housing stock: the brick ranches and split-levels built between 1950 and 1990 in Holland Heights, the 1930s to 1980s ranches and Cape Cods in Maplewood between 32nd and 40th Streets, and the 1960 to 1990 ranches and tri-levels in Waukazoo Woods off Ottawa Beach Road. The homes that price above the range are the ones with steep pitches, turrets, dormers, and original plank decking in the Historic District near Hope College, and the lakeshore homes where we recommend high-wind shingle ratings and extra fastening. For the statewide picture behind these numbers, see our Michigan roof replacement cost guide.

Why We Are Not Quoting a Fake Holland Price

We do not have a completed job in Holland in our published job gallery yet. Our Jenison office at 1364 Baldwin St opened in September 2026 as our first West Michigan location, 30 minutes from Holland up I-196, and the first quote requests in the region have come from Jenison, Allendale, Grandville, and Wyoming. A lot of roofing websites would paste in a made-up "recent Holland project" with a tidy number. We are not going to do that, and we are not going to show you a Metro Detroit invoice and pretend it is local either.

What we can give you is real first-party data. Across the roofs Roofing Army has sold statewide, the median replacement is about $17,000, and the middle half of jobs runs roughly $11,800 to $23,300. Those numbers come from our own CRM, not a national estimating site, and they line up with the $12,000 to $20,000 range we quote for Holland. Every job we publish in the gallery shows its real price, square footage, and photos, and the first Holland projects will show up there the same way.

What Does Lake-Effect Snow Do to a Holland Roof Price?

Holland is one of the snowiest spots in the Lower Peninsula. The NOAA climate normals put it at about 70 inches a year, with January alone averaging around 25 inches, and the city built the largest public snowmelt system in North America because downtown sidewalks could not keep up. That snowpack sits on your roof for weeks, and it is what separates a roof that lasts in Holland from one that leaks at the eaves by its third winter. Here is what it changes on the estimate:

  • Ice and water shield. The City of Holland's own roofing application requires it from the eave edge to at least 24 inches inside the exterior wall. We install 6 feet at the eaves on every roof, plus valleys and penetrations. In a 70-inch snow town, that is the single most important line on the quote.
  • Ventilation analysis. Ice dams start in the attic, not on the roof. Every estimate we write includes a full attic ventilation analysis, because a 1960s ranch with two gable vents and no soffit intake will build ice dams no matter what shingle goes on top.
  • Cap nails on synthetic underlayment. Staples tear out under wind and freeze-thaw. Cap nails hold the underlayment flat through the November gales that come off the lake before the snow does.
  • Full tear-off. Michigan code allows two shingle layers, but a second layer over a Holland roof traps moisture and hides rotted decking under the snow load. We tear off to the deck and replace only the boards that actually need it.

Which Holland Homes Cost More to Reroof, and Why?

Holland's housing stock spans about 150 years, and the era of your house predicts your price better than its square footage does. On the roofs we look at here, we see:

Where Built What Moves the Price
Holland Heights1950 to 1990Simple gable ranches and split-levels around 2,000 sq ft. Low end of the range. Ventilation is usually the upgrade that matters.
Maplewood1930s to 1980sRanches, Cape Cods, and bungalows of 1,000 to 2,300 sq ft. Low to mid range. Older bungalows may carry two layers and plank decking.
Waukazoo Woods1960 to 1990Ranches, tri-levels, and colonials under a heavy tree canopy. Mid range. Debris-shaded valleys and limb damage add repair work.
Historic District1880s to 1920sQueen Anne, Colonial Revival, and Craftsman homes with steep pitches, turrets, and dormers. High end. Plank decking repair and Historic District Commission approval.
Macatawa and the lakeshore1880s cottages to new constructionDirect Lake Michigan wind. High end. High-wind shingle ratings, six-nail fastening, and complex rooflines.

The Historic District deserves its own note. After the fire of 1871 Holland rebuilt through the 1880s and 1900s, and the district along 11th through 15th Streets between Washington Boulevard and College Avenue still holds 158 contributing buildings. Those roofs were framed with plank decking under generations of shingles, and we do not know how much of it is sound until tear-off. We check every board and replace only what needs it, and we match the shingle style and color the historic guidelines call for. On the lakeshore, the November 1, 2020 wind event pushed a 53 mph gust past the Holland Harbor buoy, which is why we spec shingles rated for high wind and fasten them accordingly on anything facing the water.

Do I Need a Permit for a Roof Replacement in Holland?

Inside the City of Holland, yes. The city lists re-roofing, new and replacement, as work that requires a building permit, with repairs under 25 percent of the roof exempt. Permits run through Community & Neighborhood Services at 270 S River Ave, 3rd Floor (616-355-1330), and the fee follows the city's valuation-based schedule effective January 1, 2026: $70 for the first $1,000 of construction value plus $7 for each additional $1,000 up to $50,000. A $15,000 roof falls in the $175 bracket. Homes in a locally designated historic district also need a $25 Certificate of Appropriateness from the Historic District Commission before exterior work starts. Holland Charter Township is different: replacement of roof shingles only, with no structural work, is on the township's list of projects that do not require a permit, though decking or structural repair changes that and sends the job to the Building Department at 353 N 120th Ave (616-395-0196). Park Township, out toward Ottawa Beach, issues its own permits from 52 152nd Ave (616-738-4244). We confirm which jurisdiction covers your address, file whatever is required, and fold the actual cost into your written estimate. Our Michigan roof permit guide explains why the permit protects you, not just the city.

How Do Holland Homeowners Pay for a New Roof?

A $12,000 to $20,000 project, or more for a Historic District home with decking repairs, rarely arrives on a convenient schedule, and in Holland it tends to arrive right after a winter that exposed the problem. Financing can turn it into a manageable monthly payment, and promotional 0% terms for 60 months are available for qualified homeowners. Review current plans on our financing page. We also do not take deposits on any Holland job. You pay when the work is done and you are satisfied with it, not before we show up.

Ranges are a starting point, but your roof has one exact number, and it depends on your home's era, pitch, decking, and exposure, not a citywide average. Frequently Asked Questions

How much does a roof replacement cost in Holland, MI?

A standard Holland home with architectural asphalt shingles typically runs $12,000 to $20,000. The 1950 to 1990 ranches in Holland Heights and Maplewood land toward the low end, while Historic District homes with steep pitches and plank decking and wind-exposed lakeshore homes price higher. Across the roofs Roofing Army has sold statewide, the median replacement is about $17,000, which lines up with that range.

Do I need a permit to replace my roof in Holland?

Inside the City of Holland, yes. Re-roofing requires a building permit through Community & Neighborhood Services at 270 S River Ave (616-355-1330), with a valuation-based fee of $70 for the first $1,000 plus $7 per additional $1,000 under the schedule effective January 1, 2026. In Holland Charter Township, shingle-only replacement with no structural work does not require a permit. We confirm your jurisdiction and handle the filing.

Why does lake-effect snow change what a Holland roof should cost?

Holland averages about 70 inches of snow a year, and that snowpack sits on the roof for weeks, driving ice dams at the eaves. The city requires ice and water shield 24 inches inside the exterior wall; we install 6 feet, along with cap nails on synthetic underlayment and a ventilation analysis on every estimate. Those details cost a little more up front and are the difference between a roof that lasts and one that leaks by its third winter.

Why do Historic District homes near Hope College cost more to reroof?

The district's Queen Anne, Colonial Revival, and Craftsman homes from the 1880s through the 1920s have steep pitches, turrets, dormers, and original plank decking under generations of shingles. Tear-off often turns up boards that need replacement, complex flashing adds labor, and exterior work needs a Certificate of Appropriateness from the Historic District Commission. Those factors add cost independent of square footage.

Is Roofing Army local to Holland?

Our Jenison office at 1364 Baldwin St opened in September 2026, our fifth office in Michigan and first on the west side, and our crews are based there, 30 minutes from Holland. A project manager is on site for every job, and we never ask for a deposit.
