What Would Your Roof Cost?

This estimate is built from 47 real jobs we have published with prices, not national averages.

Footprint times a pitch factor approximates your roof area. Every roof is different; the free inspection turns this into an exact quote.
Estimated roof area: about 2,250 sq ft
$12,400 to $19,100
Half of our published asphalt jobs landed between $6.00 and $7.07 per square foot of roof. Simple roofs come in lower, steep or cut-up roofs higher, and we have never published a job below $6,412.

A full roof replacement in Clarkston and Independence Township typically runs $10,000 to $20,000 for a standard single family home with asphalt architectural shingles, based on recent projects we completed nearby and our own experience on Clarkston's larger, more complex roofs. Estate homes with steep pitches, multiple dormers, and heavy valley work push toward the top of that range or past it. I'm Aaron Scott, a licensed Michigan residential builder and the owner of Roofing Army, and our Oxford office has been serving Clarkston Village and Independence Township for years. Here is what actually drives the number, built from real invoices instead of a national calculator.

How Much Does a Roof Replacement Cost in Clarkston, MI?

We do not have a completed job inside Clarkston Village or Independence Township published in our gallery yet, so instead of guessing, we are showing you two real projects from communities we already serve as part of the same Clarkston coverage area: Davisburg and Waterford Township. Both give an honest picture of what a mid-size Southeast Michigan roof costs today, and both run inside the $10,000 to $20,000 range we quote for Clarkston itself.

Use the calculator above for a quick estimate on your own roof, then look at the table below to see how those numbers play out on actual homes.

Real Nearby Roof Replacement Prices

These are recent projects pulled straight from our job gallery, where every project we publish shows the real price, square footage, and photos:

Location Roof Size Material Real Price
13340 Neal Road, Davisburg2,505 sq ftAtlas Pinnacle Pristine$16,594.00
435 Pinecliff Court, Waterford Township2,800 sq ftAtlas Pinnacle Pristine$17,392.00

Neither of these homes is in Clarkston proper. Davisburg is a rural Springfield Township address roughly ten miles northwest, and Waterford Township sits just south. We are naming that plainly rather than pretending they are local, because both are part of the same Oxford-office service area we quote Clarkston from, and both tell you something useful. The Davisburg roof was a 25-year-old roof on a larger rural property that needed a full tear-off, two new skylights, upgraded chimney counter flashing, and new ridge ventilation, 80 bundles of shingles in all. The Waterford Township roof was a steep 28-square job with mixed 8/12 and 10/12 pitches that required hand-nailing on the steeper sections, the kind of roof geometry that shows up constantly on Clarkston's wooded, hilly lots. Both landed within a few hundred dollars of each other despite the size difference, which is normal once pitch and complexity enter the picture.

Note on square footage: these figures are roof area, not the home's living area. Clarkston's larger lots and complex rooflines mean roof area often runs well above what the home's square footage alone would suggest.

Do I Need a Permit for a Roof Replacement in Clarkston?

This is where a lot of homeowner research goes sideways, because Clarkston is really two jurisdictions with two different rules.

If your home is in Independence Township, which covers the large majority of the Clarkston area, you need a building permit for every roofing, shingle, and deck replacement. Fees are based on the cost of the project rather than a flat rate, and the Building Department at 6483 Waldon Center Dr, (248) 625-5111, sets the current schedule. We handle the entire application through final inspection, so this is never something you have to manage yourself.

If your home is in the Village of Clarkston, the small downtown core around Main Street, standard re-shingling generally does not require a permit at all. A permit is only required if the job involves replacing plywood deck sheathing or repairing rafters. If your home also sits in the village's Historic District, you need separate approval from the Historic District Commission for exterior changes, regardless of whether a building permit applies.

Most Clarkston-area addresses are in Independence Township, not the village, so the permit almost always applies. For the broader Michigan picture on when a permit is required at all, see our guide to roof permits across Southeast Michigan.

Why Do Clarkston Roofs Cost More Than Simpler Roofs Nearby?

Clarkston's housing stock is unusually split between two very different roof types, and that split is the biggest reason prices here run toward the higher end of our regional range.

In the Village of Clarkston, homes along Main Street and Washington Street date to the late 1800s and early 1900s. Steep pitches, narrow soffits, decorative trim, and cut-up rooflines are standard, and a crew simply cannot move as fast on one of these as on a simple gable roof of the same size. Several are also in the Historic District, which adds the Historic District Commission review on top of the work itself.

Outside the village, Independence Township is where most of Clarkston's roof dollars actually go. Neighborhoods like Deerwood and Bridge Valley, and the properties along Holcomb Road, Clarkston Road, and Sashabaw Road, were custom built from the 1980s through today on multi-acre wooded lots. Roof areas of 4,000 to 6,000 square feet with multiple dormers, hips, and long valley runs are common, and homes on exposed hilltops along Holcomb and Sashabaw face higher sustained wind that stresses ridge caps and edge shingles. On the roofs we tear off in this area, every additional chimney, skylight, and sidewall transition is another flashing point, and Clarkston's larger homes tend to have several.

Dense tree coverage is the other constant across both sides of town. Shaded roofs hold moisture longer, which feeds the black algae streaking common on older shingles here, and falling branches during storms are a routine cause of damage we see on inspections. Combined with Clarkston's higher elevation and heavier snowfall, ice dams are consistently one of the top problems we find on homes with minimal attic ventilation, village and township alike.

What Else Moves the Price on Your Specific Roof?

Beyond size, pitch, and which side of town you are on, these items show up on nearly every Clarkston-area estimate:

  • Tear-off layers. Michigan Residential Code does not allow a new layer of shingles over a roof that already has two. Older village homes especially tend to have hidden layers underneath, which adds labor and disposal weight once the tear-off starts.
  • Decking condition. Nobody knows what the plywood or plank decking looks like until the old shingles are off. A fair quote includes a set price per sheet in writing before the job starts, so replacement decking is never a surprise negotiated on your driveway.
  • Material tier. Most homeowners in this area choose architectural asphalt shingles from Atlas, CertainTeed, GAF, or Owens Corning, the same Atlas Pinnacle Pristine line used on both jobs in the table above. Tilcor stone-coated metal shingles cost roughly two to three times as much for the same roof area but can outlast several asphalt roofs, which matters more on a long-hold estate property.
  • Ice and water shield. Michigan code requires a minimum of 24 inches past the interior wall line. Given how much ice dam damage we see on Clarkston's shaded, higher-elevation roofs, we install 6 feet of ice and water shield at every eave on every replacement here, well past that minimum.
  • Access and logistics. Many Clarkston properties sit on wooded lots with long driveways and tight staging areas. Crane or rooftop material delivery, like the delivery used on the Waterford Township job above, keeps dump trailers and deliveries off landscaping that would otherwise take real time to repair.

How Do Clarkston Homeowners Pay for a New Roof?

A $14,000 to $20,000 estate roof is a real number for most households, and a roof rarely fails on a convenient schedule. Financing can turn that into a manageable monthly payment, with promotional 0% terms available for qualified homeowners; current plans are on our financing page. Get the full, itemized project cost first, then decide how to pay for it. We also do not take deposits on any Clarkston job. You pay when the work is done and you are satisfied with it.

If storm damage, like the falling branches that are common under Clarkston's heavy tree canopy, is part of why you are replacing your roof, insurance may cover some or all of that cost. Our guides on what homeowners insurance actually covers and how to file a roof insurance claim in Michigan walk through the specifics before you call your adjuster.

Frequently Asked Questions

How much does a roof replacement cost in Clarkston, MI?

A typical roof replacement in Clarkston and Independence Township runs $10,000 to $20,000 for a standard single family home with asphalt architectural shingles. Estate homes with steep pitches, multiple dormers, and extensive valley work push toward the top of that range or above it. Two recent nearby projects, a 2,505 sq ft roof in Davisburg at $16,594 and a 2,800 sq ft steep roof in Waterford Township at $17,392, both land inside that range.

Do I need a permit to replace my roof in Clarkston?

It depends on the jurisdiction. Independence Township, which covers most of the Clarkston area, requires a building permit for every roofing and shingle replacement, with fees based on project cost. The Village of Clarkston generally does not require a permit for standard re-shingling, only for deck sheathing or rafter work, though homes in the village's Historic District need separate Historic District Commission approval for exterior changes.

Why are roofs in Clarkston more expensive than in some neighboring cities?

Clarkston's housing stock skews toward two costlier extremes: historic late-1800s and early-1900s village homes with steep pitches and cut-up rooflines, and large Independence Township estate homes with 4,000 to 6,000+ square feet of roof area, multiple dormers, and long valley runs. Both take more labor and flashing than a simple gable roof of the same size, which is the main reason Clarkston runs toward the higher end of our regional cost range.

What roofing material is best for a home in Clarkston?

Architectural asphalt shingles from Atlas, CertainTeed, GAF, or Owens Corning are the right fit for most Clarkston homes, including the Atlas Pinnacle Pristine line used on both real projects in this guide. Homeowners planning a long hold on a larger estate property sometimes choose Tilcor stone-coated metal shingles instead, which cost roughly two to three times as much as asphalt but can outlast several asphalt roofs.

Does tree coverage actually affect roofing cost in Clarkston?

Yes, indirectly. Clarkston's dense tree canopy holds moisture on shaded roofs, which accelerates algae streaking and shingle aging, and falling branches are a routine cause of storm damage we inspect for. None of that changes the base price of a replacement, but it does mean roofs here often need replacing sooner, and it is why we check flashing points and ventilation closely on every estimate in this area.
