Waterford Township roof replacement at 435 Pinecliff Court. This one came in at 28 squares across a steep roof, with a pitch mix of 8/12 on the majority of the surface and 10/12 on the remaining sections. That's a legitimately steep roof, and the 10/12 sections require hand nailing rather than gun nailing to maintain safe footing and proper installation. The homeowner, Colleen, had been living with a 25-year-old roof that had reached the end of its life. Granule loss was significant, with exposed fiberglass visible through the shingle surface. That's not a cosmetic issue at that point, it's a roof that's done its job and needs to come off.

We tore off the existing single layer of shingles down to the deck across all 28 squares. The tear-off was split across three pitch categories based on how the labor factors in on a roof like this. Once the deck was exposed, we inspected the sheathing and proceeded with the new installation. Starting at the eaves, we ran six feet of Epistik ice and water shield membrane, which covered the eaves, valleys, walls, and all penetrations. Thirty pieces of premium drip edge went on at the eaves and rakes, and Pro-Cut starter shingles were installed at all eaves and rake edges before the field shingles went down.

The field shingles are Atlas Pinnacle Pristine in Weathered Wood, 94 bundles total covering just over 31 squares with the appropriate overage built in for waste on a steep, complex roof. Pinnacle Pristine is a solid mid-grade laminate with a good granule package and a clean shadow line. Weathered Wood is a warm, variegated tone that reads well on a wooded lot like this one in Waterford Township. Hip and ridge cap is Atlas Pro-Cut Hip and Ridge, 6 bundles, hand nailed at the ridge. That ridge cap sits on top of 100 linear feet of OmniRidge Pro ridge vent, which runs the full length of the ridge to exhaust warm, humid air out of the attic. Proper exhaust ventilation matters on a roof this size.

The two existing pipe penetrations got new pipe boots and pipe boot covers. That's standard on any full replacement. The old boots were likely original to the 25-year-old roof and would have been cracked and hardened at this point. New boots seal tight to the pipe and the new covers add a second layer of protection at the collar. Step flashing went in at all wall transitions, and wall flashing was installed at two locations. The B vent on the roof got its apron flashing resealed with Solar Seal.

Materials were delivered two days prior via crane truck and staged directly on the roof, so nothing was left in the driveway or yard. The dumpster arrived the day before.
