This one came from a homeowner in Davisburg who'd gotten a solid twenty-five years out of his existing roof. No leaks, no active problems. He just knew the clock had run out. At that age, the shingles are brittle, the granules are gone, and it's only a matter of time before something starts coming in. Smart call to get ahead of it rather than wait for a ceiling stain to force the issue.

The main house sits on Neal Road just north of Davisburg Road, out in that rural stretch of Springfield Township where the lots are spread out and the roofs tend to be larger. This one measured in at 2,505 squares, so it's a substantial job. We also did a roof-over on the detached shed on the property. The shed had an existing 3-tab roof in decent enough shape that we could go right over it rather than tear it off, which kept that portion of the work straightforward.

Roofing Army handled the full tear-off on the main house, stripping everything down to the deck and inspecting the sheathing before anything else went on. The deck checked out. From there we ran ice and water shield six feet up from every eave, with additional coverage at the valleys, walls, and anywhere else water tends to find its way in. Summit 60 synthetic underlayment went on over that, run up to the ridge and fastened with plastic cap nails per manufacturer specs. Twenty-five pieces of premium drip edge went along the fascia, sized to work with the lighter trim on this house. Starter strip went in at all eaves and rakes before the field shingles.

The shingles are Atlas Pinnacle Pristine in Majestic Shake. It's a good-looking shingle for a property like this. The wood shake appearance suits the rural setting, and the Pinnacle Pristine line holds up well in Southeast Michigan winters. We installed 80 bundles across the main roof, which works out to just under 27 squares of coverage, finished off with Pro-Cut hip and ridge cap. The ridge got 86 linear feet of OmniRidge Pro ridge vent, hand-nailed in, to give the attic proper exhaust. That's a meaningful amount of ridge vent on a roof this size and it'll keep the attic breathing the way it should year-round.

There were two Velux FSC06 skylights on this roof that needed to come out and be replaced rather than just reflashed. We pulled both of them and installed new Velux C06 units with the proper Velux flashing kits, so those openings are sealed correctly and backed by the manufacturer's warranty. The chimney got new counter flashing, and step flashing was replaced along any wall intersections. Three pipe boots and pipe boot covers were installed on the vent penetrations, including a zipper boot on the radon pipe. The bathroom fans that had been venting into the attic were rerouted to dedicated roof vents with insulated ducting so that moisture is now exhausted outside instead of sitting in the attic. Two satellite dishes were removed during the process as well. The existing blue gutter guards were in good shape and stayed in place.
