- Core Jenison (1970s and 80s). Cottonwood Drive, Baldwin Street, and the blocks between 20th and 28th Avenues, where our office sits. Gable colonials, ranches, and tri-levels of moderate size. These are the middle of the range, and the biggest variable is decking condition after fifty years under silver maples and honey locusts that were planted eight feet off the foundation.
- Cedar Lake waterfront. Larger homes along Fillmore Street, 24th Avenue, and Cedar West Drive on one of the township's few all-sports lakes. More square footage, more roof planes, and lake wind exposure put these toward the top of the range.
- Eagles Ridge and Ravinewood (new construction). Two-story plans up to about 3,100 square feet with multiple roof planes and valleys. These roofs are years from needing replacement, but when the time comes the complexity puts them at the high end, and wind damage on those exposed upper planes is worth checking after the first big storm.
That spread is why we do not quote off a flat number per square. A 1,400 square foot Rosewood bilevel with two old layers and rotten decking at the eaves can cost more than a 2,200 square foot colonial with one layer and a clean deck.
Do I Need a Permit for a Roof Replacement in Jenison?
No, not for a like-for-like shingle replacement, and this surprises people who have moved here from other parts of Michigan. Jenison is an unincorporated community inside Georgetown Charter Township, and the township's official "Do I Need a Building Permit?" guide lists replacing roof shingles under "No Paperwork Needed," right alongside siding, flooring, and same-size windows. There is no roofing permit fee on the township's 2025 fee schedule, because there is no roofing permit.
The exception is structural work. Why Does Lake-Effect Snow Change What a Jenison Roof Should Include?
