I'm Aaron Scott, a licensed Michigan residential builder and the owner of Roofing Army. A full roof replacement in Zeeland typically costs $12,000 to $20,000 with architectural asphalt shingles. The early-1900s homes along Central Avenue price toward the top of that range because of steep pitches, dormers, and plank decking; the 1990s subdivisions in Zeeland Charter Township sit lower; and the lake-effect snow that buries this town every winter changes what belongs under the shingles no matter which street you live on.

How Much Does a Roof Replacement Cost in Zeeland, MI?

For a standard single-family home in the City of Zeeland or Zeeland Charter Township, expect $12,000 to $20,000 for a full tear-off and replacement with quality architectural asphalt shingles. That range covers the simpler gable roofs around Hunters Creek Estates and the postwar streets near Gentex on N Centennial St, the larger multi-valley rooflines in Bluff Lakes and Greystone Estates, and most of the older homes near downtown. A Central Avenue home with two dormers and original plank decking that needs board replacement can run past the top of the range, and a small, simple ranch can come in under the bottom of it. The range is a starting point. Your roof has one exact number, and it depends on your home.

Why We Are Not Quoting a Fake Zeeland Price

We do not have a completed Zeeland roof in our published job gallery yet. Our Jenison office at 1364 Baldwin St opened in September 2026 as our first West Michigan location, and the first local quote requests have only just started coming in from Jenison, Allendale, Grandville, and Wyoming. Other cost guides fill that gap with a made-up neighborhood example. We are not going to do that, and we are not going to pass off a Southeast Michigan job as a Zeeland job either.

What we can give you is real, first-party data. Across the roofs Roofing Army has sold statewide, the median replacement is about $17,000, and the middle half of those jobs runs roughly $11,800 to $23,300. That spread comes from real invoices on real houses, most of them the same postwar ranches, 1990s colonials, and early-1900s two-stories that make up Zeeland's streets. When we do finish our first Zeeland roofs, they will show up in the gallery with their real price and square footage, the same way every job we publish does.

Why Does Zeeland Price Differently Street by Street?

Zeeland is two jurisdictions and about four housing eras sharing one name, and each prices its own way. On the roofs we look at here, we see:

  • Central Avenue and the downtown blocks. An 1899 Queen Anne at 360 E Central and a 1922 Craftsman at 425 E Central anchor a street of homes from the same era, and the blocks around Lincoln Ave and State St match it. Steep pitches, dormers, and original plank decking under decades of shingle layers are the norm. A proper tear-off here almost always turns up boards that need repair or replacement, which adds real cost beyond the shingles themselves.
  • Imperial Estates and the postwar streets near the plants. Traditional homes with simpler rooflines built while Herman Miller and Gentex grew. These are the most predictable roofs in town and usually land in the lower half of the range.
  • Hunters Creek Estates. Wooded, creek-side lots on Elk Dr and Hunters Creek Dr built roughly 1989 to 2002. First-generation roofs are at or past end of life, and a heavy leaf load keeps valleys wet. Mid-range, with the tree canopy adding cleanup and occasionally decking repair at the valleys.
  • Bluff Lakes, Greystone Estates, and Sundance Estates. Township construction from the last 10 to 15 years, east of 96th Ave and off 104th Ave and Perry St. Bigger footprints and multi-valley rooflines push labor cost up independent of square footage, and open exposure toward the lake means wind-rated installation matters.

That spread is exactly why we do not quote Zeeland roofs off a flat per-square-foot number. A 1,700 square foot Central Avenue home with two dormers and plank decking can cost more than a 2,600 square foot township colonial with a simple gable roof.

What Moves the Price on a Zeeland Roof?

Beyond housing era, these are the factors that show up on almost every Zeeland estimate we write. None of them is a hidden fee; each one is a line you should be able to see on any contractor's quote.

Why Does Lake-Effect Snow Change What Goes Under the Shingles?

The Grand Rapids airport averages about 72 inches of snow a year under the 1991 to 2020 climate normals, versus roughly 45 inches in Metro Detroit, and Zeeland sits closer to Lake Michigan than Grand Rapids does. That much snow sitting on a roof for weeks at a time is the reason a cheap roof and a good roof can look identical from the driveway in July and behave completely differently in February. Every roof we install here gets the same documented standard:

  • 6 feet of ice and water shield at the eaves. Michigan Residential Code requires it to reach 24 inches past the interior wall line. With Zeeland's snow load, that minimum is where ice dams start. We run 6 feet, plus valleys and around every penetration.
  • Cap nails on synthetic underlayment. Staples and smooth nails tear out of underlayment when lake wind gets under an edge. Cap nails hold the underlayment flat and sealed under the shingles.
  • Full tear-off, every time. Layering new shingles over old hides rotten decking and traps moisture. We take every roof down to the deck and replace bad boards before anything new goes on.
  • Ventilation analysis on every estimate. Ice dams are an attic problem before they are a roof problem. Warm air leaking into the attic melts the bottom of the snowpack, and the water refreezes at the cold eaves. We measure your intake and exhaust and correct it as part of the job. Read more on our attic ventilation page.

These items add a few hundred dollars to a Zeeland roof compared with a bare-minimum install. They are also the difference between a roof that lasts and one you are tarping in five years.

Do I Need a Permit for a Roof Replacement in Zeeland?

It depends on which side of the city line you are on, and the two answers are genuinely different. The City of Zeeland requires a building permit for a reroof through its Community Development Department at 21 S Elm St (616-772-0872). The city's own building permit application has a roofing section that asks for the number of squares, whether the roof is being re-sheeted, and whether ice and water shield is going on. The fee schedule printed on that application is a $50 base fee plus $5 for each $1,000 of project value, so a $15,000 roof works out to $125, and starting work without a permit can add a $100 administrative fee.

Zeeland Charter Township contracts its building department to Professional Code Inspections of Michigan (PCI) at 1913 Baldwin St in Jenison (616-667-8803), a few blocks from our own office. The township lists replacement of roof shingles only, with no structural work, as exempt from a permit. Once decking or sheathing is replaced, the job is structural and a permit is required, filed with PCI rather than the township hall. PCI's 2022 residential schedule for the township is valuation based: $40 for projects up to $1,000, $40 plus $10 per additional $1,000 up to $10,000, then $130 plus $4 per additional $1,000 above that, with a $150 investigation fee for work started without a permit. Because we tear off to the deck and replace bad boards when we find them, we treat township jobs as permit jobs whenever decking work is on the estimate. Either way, we confirm your jurisdiction, file what is required, and include the cost in your written quote. Our Michigan roof permit guide covers how the process works statewide.

How Do Zeeland Homeowners Pay for a New Roof?

A $12,000 to $20,000 project rarely arrives on a convenient schedule, especially when it announces itself as a February ice dam. Financing can turn that into a manageable monthly payment, and 0% terms for 60 months are available for qualified homeowners. Review current plans on our financing page. We also do not take deposits on any Zeeland job. You pay when the roof is finished and you are satisfied with it, not before a truck shows up.

Ranges are where the conversation starts. Your roof has one exact number, and it depends on your home's era, pitch, decking, and ventilation, not a citywide average. We give every customer five quotes at different price points so you can see the real tradeoffs between a good, better, and best roof before you decide, and a project manager is on site for every job. Our crews run out of the Jenison office at 1364 Baldwin St, about 20 minutes from Zeeland, and cover the rest of our Ottawa County service area. Frequently Asked Questions

How much does a roof replacement cost in Zeeland, MI?

A standard Zeeland or Zeeland Charter Township home with architectural asphalt shingles typically runs $12,000 to $20,000. The early-1900s homes along Central Avenue often price toward the top because of steep pitches, dormers, and plank decking, while the 1990s and postwar homes with simple gable roofs land lower. Across the roofs Roofing Army has sold statewide, the median replacement is about $17,000 and the middle half runs roughly $11,800 to $23,300.

Do I need a permit to replace my roof in Zeeland?

In the City of Zeeland, yes: a building permit through the Community Development Department at 21 S Elm St (616-772-0872), at $50 plus $5 per $1,000 of project value. In Zeeland Charter Township, a shingle-only replacement with no structural work is exempt, but replacing decking or sheathing requires a permit through Professional Code Inspections of Michigan at 1913 Baldwin St in Jenison (616-667-8803). We confirm your jurisdiction and handle the filing.

Why does lake-effect snow make a Zeeland roof cost more?

It does not change the shingle price much. What it changes is what belongs under the shingles. With roughly 72 inches of snow a year at the Grand Rapids airport and Zeeland closer to the lake, we install 6 feet of ice and water shield at the eaves instead of the 24 inch code minimum, cap nails on synthetic underlayment, and correct attic ventilation on every job. Those items add a few hundred dollars and are the difference between a roof that lasts and one that ice dams every February.

Why do Central Avenue homes cost more to reroof than a township colonial?

Homes along Central Avenue and the surrounding downtown blocks date from the 1890s through the 1920s, with steep pitches, dormers, and original plank decking under decades of shingle layers. Tear-off almost always turns up boards that need repair, and dormer flashing takes labor a simple gable roof does not. Those factors add cost independent of the home's square footage.
