Metal Shingles in Michigan
Tilcor stone-coated steel shingles and shakes, installed by our own crews. The look of a shingle roof with steel underneath, a lifetime limited warranty from Tilcor and 50 years on the workmanship from us. No deposit.
Tilcor profiles
Shingle or Shake, Steel Underneath
Two Tilcor profiles on one panel system, and the standing seam roof we quote beside them. Every quote shows the metal options next to asphalt on your own roof, line by line.
Compare the three side by side
Most popularCF Shingle
The flat, layered profile of an architectural asphalt roof, pressed in stone-coated steel. From the street it reads as shingles. Up close it is twenty interlocking steel panels to the square with every screw hidden.
Expected life 75+ yearsClass 4 hail, 150+ mph wind
CF Shake
The same Tilcor panel, deep-ribbed to read like hand-split cedar shake, without the splitting, curling or moss. Same accessories, same crew, same price per square; only the field panel changes.
Same system, same priceDeep-ribbed cedar profile
Standing Seam
The other metal roof we install: vertical 24-gauge panels formed to length and hung on hidden clips, for modern lines rather than a shingle look. Our highest tier.

What You Are Actually Buying
- Zincalume steel, pressed into a shingle or shake profile and coated in stone granules. It will not crack, curl, split or feed moss.
- Twenty panels to the square at 141 pounds, about half the weight of asphalt. No structural work on a normal house.
- Every panel is screwed to the deck and locks into the next one. The screws are hidden from the weather and from the street.
- Class 4 impact rating, the highest under UL 2218, and a Class A fire rating.
- Rated for 150+ mph wind and 2-inch hail. Tilcor warrants the panels to 120 mph and 2.5-inch hail.
- The panels sit slightly off the deck, so air moves under them: less heat gain in summer, less heat loss in winter.
- Needs a 3/12 pitch or steeper. Flatter sections get one of our flat roof systems, quoted on the same roof.
- Goes down in any weather. Unlike asphalt, there is no seal strip waiting for a warm day to bond.
Tilcor is made from New Zealand steel and installed in more than 80 countries. The Michigan part is ours: 6 feet of ice and water shield at the eaves, underlayment fastened with cap nails, and a ventilation analysis before a single panel goes on.

How a Tilcor Roof Goes On
Five steps from first quote to final clean up. A steel roof is screwed down piece by piece, so allow more time than an asphalt tear-off; the schedule is in your quote.

What Do Metal Shingles Cost?
Stone-coated steel usually lands at 1.8 to 2.5 times the asphalt price for the same house. On our published Berkley jobs the multiple was 1.8: $15.95 per square foot of roof for Tilcor against $8.91 for Atlas architectural shingles.
Every quote shows Tilcor beside asphalt on your own roof, line by line, with no deposit and financing through a few different lenders. Our workmanship warranty is 50 years on a Tilcor roof.

What moves the price
- Size of the roof
- How steep and cut up it is
- Shingle or shake (same price)
- Over one layer, or a tear-off
- Decking or flashing work needed

50-year cost, asphalt vs metal
$86,722 vs $23,696
3 asphalt roofs vs one metal roof
Asphalt pricing is the middle of our published range; the 1.8x stone-coated figure comes from two published Berkley jobs and the higher multiples from the tiers on our roof replacement page. The metal figure assumes the roof lasts the full 50 years, which Tilcor stone-coated steel is warranted for. The comparison leaves out resale, insurance discounts and repairs, all of which favor metal.

a rare combination of perfectionism, as if they were working on their own house, and efficiency (being able to install the more labor intensive steel shingle roof in one day).
That metal roof is incredible, and financing couldn't have been easier. And believe it or not, our new roof even reduced our homeowners' insurance!
They actually understood their metal roofing system backwards and forwards and took such care getting everything installed perfectly in place.
Aaron was very nice to us and laid out all the process details step by step. Everything was very well explained, and we had complete faith in the decision.
He came down and told me that my roof is perfectly fine and to contact him in a couple more years to look at it again.
After getting the runaround from a couple other companies, Aaron came out and was completely straight with me about what I needed. No pressure, no scare tactics, just honest info.
He was friendly, on time, no hard sell, just advised me of problems and gave a good price.
The whole process was transparent and professional from start to finish.
Jacob repaired the wind damaged roof with great professional expertise and completed the job at the time promised.
My project coordinator provided me pictures at the end as promised. Great communication throughout the entire process.
Professional, knowledgeable, and genuinely cared about doing the right thing for our home.
It was a relief to come home to a clean property as if nothing had happened except now I have a fantastic new roof.

FAQS
Frequently Asked Questions About Metal Shingles
- What are metal shingles made of?
- Ours are Tilcor stone-coated steel: a Zincalume steel panel pressed into a shingle or shake profile and coated with stone granules in an acrylic base. Twenty panels cover a square, at 141 pounds per square, about half the weight of the asphalt shingles they replace. Every panel is screwed to the deck and locks into the next one, with the screws hidden.
- How long do steel shingles last?
- Tilcor backs its panels with a lifetime limited warranty, with a 30-year limited warranty on the finish, and we rate the roof at 75 or more years. The practical answer is that it is the last roof most homeowners will buy. Our 50-year workmanship warranty sits on top of the manufacturer's coverage.
- How much do metal shingles cost in Michigan?
- The middle half of the Tilcor quotes we have written land between $26,000 and $45,000, and our published Berkley job, 2,713 square feet in Charcoal Blend, cost $43,262.52, about $15.95 per square foot of roof. Across the quotes we produce, stone-coated steel usually comes in at 1.8 to 2.5 times the asphalt price for the same house. Every quote shows Tilcor beside asphalt options on your own roof, line by line.
- Can metal shingles go over my existing shingles?
- Yes, over one layer, as long as the roof is sound. Tilcor's interlocking panels are screwed to the deck through the old shingles, which saves the tear-off. Two layers, soft decking, or a roof with active leaks means we tear off first. We tell you which at the inspection.
- Are metal shingles loud in the rain?
- No. Stone-coated steel is screwed tight to a solid deck over underlayment, with a textured stone surface on top, so it does not ring like a barn panel. It is not a question that comes up: in the 58 metal roof calls logged in our system, nobody has asked about noise.
- Will a metal roof stop ice dams?
- Not by itself. Ice dams come from heat leaking into the attic and melting snow that refreezes at the cold eave, and a metal roof does not stop that heat leak. What steel does better is resist the water the dam pushes uphill, because there are no shingle joints for it to wick through, and Tilcor's panels sit slightly off the deck, which reduces heat loss in winter. The real fix is the same for any roof: air seal, insulate and ventilate the attic, which we analyze on every inspection.
- Does a metal roof lower homeowners insurance in Michigan?
- It can. Tilcor's panels carry the UL 2218 Class 4 impact rating, the top class, and some carriers offer a discount for Class 4 roofing in Michigan. One of our metal roof customers wrote in their Google review that their premium went down. Discounts are never automatic, so ask your agent what credit applies and what documentation they need from us.
- Shingle or shake: which should I pick?
- They are the same panel system at the same price, so it is purely the look. The CF Shingle has the flat, layered profile of an architectural asphalt roof. The CF Shake is deep-ribbed to read like hand-split cedar. We bring samples of both so you can hold them against the house.
- What colors do Tilcor metal shingles come in?
- Seven shingle colors (Charcoal Blend, Barkwood, Arctic Grey, Oakwood, and made to order Estate Grey, Ponderosa and Weathered Wood) and five shake colors (Charcoal Blend, Barkwood, Ironstone, Sierra Wood, Weathered Wood). Charcoal Blend is the one most of our customers choose, and the one on the Berkley home in our gallery.
- Will metal shingles work on a low-pitch roof?
- Tilcor panels need at least a 3/12 pitch. Flatter sections, like a porch or an addition that ties into the main roof, get one of our flat roof systems instead, and the two are quoted together on the same roof.
- What warranty comes with a Tilcor roof?
- Two. Tilcor's lifetime limited warranty covers the panels, including wind to 120 mph and hail to 2.5 inches, with 30 years on the finish, and it transfers to the next owner. On top of that, our 50-year workmanship warranty covers the installation, labor and materials included, and transfers once to the next owner within the first ten years. We register the Tilcor warranty for you and the certificate lands in your portal.
- Who installs the metal shingles?
- Our own crews, the same ones that do our asphalt roofs, with a project manager on site all day and hour by hour photo updates in your job portal. Tilcor uses screws, per-piece trims and channels rather than nails and cut shingles, so the install takes a little longer than an asphalt tear-off; the schedule is in your quote.
