Ice Dams in Southeast Michigan: Why They Form and How to Stop Them for Good

Every February our phones fill up with the same call: water is coming through the ceiling near an exterior wall, there is a thick band of ice hanging off the gutters, and the homeowner wants to know how bad the roof is. Here is the part most roofing companies will not lead with: an ice dam is usually not a roof problem at all. It is an attic problem wearing a roof costume. If you only replace shingles, the ice dams come back. This article explains what is actually happening, why certain Southeast Michigan houses get hit hardest, and how to fix the cause instead of the symptom.

What an Ice Dam Actually Is

An ice dam is a ridge of ice that builds at the edge of the roof, right above the gutters. Once it forms, meltwater running down the roof pools behind it. Shingles are designed to shed water flowing downhill, not to hold back standing water, so that pooled water works up under the shingles, through the nail holes, and into your walls and ceilings.

The recipe requires three ingredients: snow on the roof, a warm upper roof surface that melts it, and a cold roof edge that refreezes it. Take away any one ingredient and the dam cannot form. You cannot control the snow. You absolutely can control the other two.

The Real Cause: Heat Escaping Into the Attic

The middle and upper sections of your roof sit above heated living space. When warm air leaks out of the house into the attic, it warms the underside of the roof deck and melts the snow from below, even on days well below freezing. That meltwater trickles down until it crosses the roof overhang. The overhang hangs out past your exterior walls, so there is no heat under it. The water hits that cold zone and refreezes. Repeat for a week of January weather and you have a dam several inches thick.

So the root cause is heat where it does not belong. That heat gets into the attic two ways:

  • Air leaks. Gaps around attic hatches, recessed lights, bathroom fans, chimney chases, and top plates let warm, moist household air pour straight into the attic. This is usually the single biggest contributor.
  • Thin insulation. Many older Southeast Michigan homes still have a fraction of the insulation depth recommended today, so heat conducts through the ceiling even where there are no leaks.

Ventilation is the third leg of the stool. A properly vented attic constantly washes the underside of the roof deck with outside air, keeping the whole roof surface cold and even. Melting stops, and as a bonus the same airflow flushes out moisture that would otherwise condense, grow mold, and rot the deck. This is why we treat attic ventilation as a core roofing service, not an add-on. Every roof evaluation we do includes a ventilation analysis, because a shingle warranty means very little on a roof that is being cooked from below in summer and turned into an ice machine in winter.

Why 1950s and 60s Ranches Get Hit Hardest

Ice dams can form on any house, but the postwar housing stock across Southeast Michigan is almost purpose-built for them. If you own a 1950s or 60s ranch or bungalow in a community like Livonia, Berkley, or Royal Oak, odds are your house has several of these traits:

  • Low roof pitch. Shallow roofs hold snow longer and give meltwater more time to refreeze at the edge.
  • Shallow attics with tight eaves. There is barely room for insulation where the roof meets the exterior wall, so the coldest-designed part of the assembly is often the least insulated in practice.
  • Undersized or painted-shut soffit vents. Many of these homes were built with minimal intake ventilation, and decades of paint, insulation shoved into the eaves, or aluminum soffit covers have choked off what little there was.
  • Decades of renovations. Every recessed light, bath fan, and kitchen remodel added new air leaks into the attic that nobody sealed.

None of this means the house is bad. It means the attic was built to 1955 standards and has been asked to perform in 2026. The fix list below works especially well on exactly this housing stock.

How to Stop Ice Dams for Good

Ranked from most to least important. Notice that shingles are last.

1. Air seal the attic floor

Seal the attic hatch, seal around bath fan housings and duct them outside (not into the attic), seal recessed light penetrations, and foam the gaps where walls meet the ceiling plane. This is unglamorous work, and it is the highest-return item on the list.

2. Insulate to modern depth

Once the leaks are sealed, bring insulation up to a modern depth, and use baffles at the eaves so the insulation does not block airflow from the soffit vents. Insulation without air sealing underperforms badly, which is why the order matters.

3. Balance the ventilation

Cold air needs to enter low at the soffits and exit high at the ridge, in roughly balanced amounts. Common problems we find on inspections: no real intake at all, mixed exhaust types fighting each other, and ridge vents installed over uncut decking that vent nothing. Getting this right is a calculation, not a guess, and it is the specialty our ventilation service is built around.

4. Ice and water shield at the eaves

This is the safety net for whatever melting still happens. Ice and water shield is a self-sealing membrane applied to the roof deck that keeps backed-up water out of the house even if a dam forms. The Michigan Residential Code requires an ice barrier at the eaves of most roofs, extending from the edge to a point at least 24 inches inside the exterior wall line. Our standard on every roof we install is 6 feet of coverage from the eave edge, which is roughly double the typical minimum installation, because on low-pitch Michigan roofs the code minimum leaves too little margin.

5. Heat cables, the honest last resort

Heat cables melt drainage channels through a dam. They treat the symptom, cost money to run, and do nothing about the warm attic causing the problem. We consider them a band-aid for roofs with unusual geometry that cannot be fully fixed any other way, not a solution for a typical home.

What To Do If You Have an Ice Dam Right Now

  • Do not chip at the ice with a hatchet or shovel. You will destroy shingles and gutters, and the dam will re-form anyway.
  • Rake the snow. A roof rake from the ground, clearing the bottom few feet of roof, removes the fuel supply safely.
  • Melt a channel if water is actively coming in. A sock filled with calcium chloride laid vertically across the dam opens a drainage path. It is ugly and temporary, and it works.
  • Then fix the attic before next winter. Everything above this line is triage.

Fix the Cause, Not the Symptom

If your home gets ice dams every winter, the roof is telling you something about the attic underneath it. Sometimes the answer is air sealing and ventilation work on an otherwise healthy roof. Sometimes the shingles are already water-damaged and the right move is a roof replacement that builds the whole system correctly: sealed attic plane, balanced ventilation, 6 feet of ice and water shield, then shingles. Frequently Asked Questions

Do ice dams mean I need a new roof?

Not necessarily. Ice dams are caused by heat escaping into the attic, so the fix is often air sealing, insulation, and ventilation work rather than new shingles. However, if dams have been forcing water under the shingles for years, the shingles and decking may already be damaged. A proper inspection looks at both the roof surface and the attic before recommending anything.

How much ice and water shield does Michigan code require?

Why does my house get ice dams when my neighbor's does not?

Two similar houses can behave completely differently based on what is inside the attic. More air leaks, thinner insulation, blocked soffit vents, or an unvented bathroom fan dumping warm moist air into the attic will all warm the roof deck and start the melt-refreeze cycle. The house, not the weather, is usually the difference.

Are heat cables a good solution for ice dams?

Heat cables are a symptom treatment. They melt drainage channels so backed-up water can escape, but they do not address the warm attic causing the melting, and they add to your electric bill every winter. We recommend them only for unusual roof geometries that cannot be fully corrected with air sealing, insulation, and ventilation.

Can I remove an ice dam myself?

You can safely reduce the problem from the ground with a roof rake by clearing snow from the lower few feet of roof. If water is actively leaking, a calcium chloride sock laid across the dam can melt a drainage channel. Never chip ice off with hand tools and never climb onto an icy roof. Both destroy roofs, and the second one can destroy you.
