Standing Seam Metal Roofing in Michigan

The system
What Standing Seam Is
- 24-gauge steel, the heavy option. Most quotes you will see are 26- or 29-gauge.
- Panels formed to the length of your roof, so each one runs ridge to eave in one piece with no horizontal laps.
- Raised seams lock the panels together, and the clips that hold them are hidden inside. Nothing penetrates the surface.
- A factory-baked Kynar finish that the panel maker warrants against fading, chalking and film failure, typically for 35 to 40 years.
- Rated Class 4 for hail and 140 mph for wind.
- High-temperature underlayment and ice and water shield underneath, because metal puts heat into a deck that standard underlayment is not rated for.
- Matching trim at every eave, rake, ridge and valley, factory-finished flashings, and snow guards above doors and walkways.
It is our highest tier, about 3 times the asphalt price for the same house, and the one we quote for homeowners who never want to think about the roof again.

Where it fits
Whole Roofs and Accent Roofs
- Modern and farmhouse-style homes, where the vertical lines are the point.
- Lake homes that take sustained wind off open water.
- Cabins and second homes you will not be around to check every spring.
- Porches, dormers and bay windows as an accent beside an asphalt or stone-coated steel main roof. Small sections have come in under $5,000.
- New construction, quoted from the plans before the trusses are up.
- Matching an existing standing seam carport or addition.
Pole barns and outbuildings are usually better served by barn metal, which costs far less per square and is built for that job. Both are on the metal roofing page.

Standing Seam vs Barn Metal vs Steel Shingles
The two metal roofs standing seam is most often confused with, and the figures we put in writing on a quote.
| Spec | Standing seam | Barn metal (exposed fastener) | Tilcor steel shingles |
|---|---|---|---|
| The panel | 24-gauge steel, formed to length, ridge to eave in one piece | 29-gauge steel, cut to length | Stone-coated steel shingles, 20 per square |
| Fasteners | Hidden clips inside the seam. Nothing penetrates the surface | Screws through the panel face, with washers | Screws hidden under the next panel |
| Finish | Kynar, factory baked | Ceram-A-Star siliconized polyester | Stone granules in acrylic |
| Expected life | 50+ years | 45+ years | 75+ years |
| Wind rating | 140 mph | 130 mph | 150+ mph |
| Hail rating | Class 4 | Class 4 | Class 4 |
| Snow | Sheds in sheets; snow guards above doors and walks | Sheds in sheets | Texture holds snow, closer to asphalt |
| Best fit | Modern, farmhouse and lake homes, porches and accent roofs | Barns, garages, outbuildings | A house that should look like it has shingles |
| Material warranty | Finish warranty, typically 35 to 40 years | 45-year limited (Jensen Bridge) | Lifetime limited (Tilcor) |
| Our workmanship warranty | 50 years | 50 years | 50 years |
Standing seam and stone-coated steel can go over one sound layer of shingles; barn metal is always a full tear-off. Stone-coated steel is covered on the metal shingles page, and our workmanship warranty applies to all three.
How it works
How a Standing Seam Roof Goes On
Five steps from first quote to final clean up. The panels are formed for your roof before install day, so the schedule is set in writing before anyone is on the roof.

$0 depositPanels formed to length
Every panel is formed to the length of your roof, so it runs from ridge to eave in one piece. No horizontal laps across the field of the roof, nowhere for water to work in.

Permits pulled, decking and ventilation checked. One sound layer of old shingles can stay under the panels; two layers or soft decking means a tear-off. High-temperature underlayment and ice and water shield go down first, because metal puts heat into a deck that standard underlayment is not rated for.

Pricing
What Does Standing Seam Cost?
Standing seam is our highest tier, about 3 times the asphalt price for the same house. Accent roofs are a different story: a porch or a bay window roof has come in under $5,000.
Your quote shows standing seam beside asphalt and Tilcor stone-coated steel on your own roof, line by line, with no deposit and financing through a few different lenders. The workmanship warranty is 50 years.
Typical range
$30,000 to $53,000
The middle half of the standing seam quotes we have written for a whole house.
What moves the price
- Size of the roof
- Hips, valleys and dormers: more trim, more cuts
- Over one layer, or a tear-off
- Snow guards and flashings
- Panel color and finish
Metal vs Asphalt 50-Year Cost Calculator
Compare what each roof costs over 50 years, not just on install day.
50-year cost, asphalt vs metal
$86,722 vs $23,696
3 asphalt roofs vs one metal roof
Asphalt pricing is the middle of our published range; the 1.8x stone-coated figure comes from two published Berkley jobs and the higher multiples from the tiers on our roof replacement page. The metal figure assumes the roof lasts the full 50 years, which Tilcor stone-coated steel is warranted for. The comparison leaves out resale, insurance discounts and repairs, all of which favor metal.

a rare combination of perfectionism, as if they were working on their own house, and efficiency (being able to install the more labor intensive steel shingle roof in one day).
That metal roof is incredible, and financing couldn't have been easier. And believe it or not, our new roof even reduced our homeowners' insurance!
They actually understood their metal roofing system backwards and forwards and took such care getting everything installed perfectly in place.
Aaron was very nice to us and laid out all the process details step by step. Everything was very well explained, and we had complete faith in the decision.
He came down and told me that my roof is perfectly fine and to contact him in a couple more years to look at it again.
After getting the runaround from a couple other companies, Aaron came out and was completely straight with me about what I needed. No pressure, no scare tactics, just honest info.
He was friendly, on time, no hard sell, just advised me of problems and gave a good price.
The whole process was transparent and professional from start to finish.
Jacob repaired the wind damaged roof with great professional expertise and completed the job at the time promised.
My project coordinator provided me pictures at the end as promised. Great communication throughout the entire process.
Professional, knowledgeable, and genuinely cared about doing the right thing for our home.
It was a relief to come home to a clean property as if nothing had happened except now I have a fantastic new roof.

FAQS
Frequently Asked Questions About Standing Seam Roofs
- What is a standing seam metal roof?
- Vertical steel panels that run from ridge to eave in one piece, joined by raised seams that lock together. The fasteners are clips hidden inside the seam, so nothing penetrates the surface of the roof. Ours are 24-gauge steel with a factory-baked Kynar finish, formed to the length of your roof.
- How much does a standing seam roof cost in Michigan?
- The middle half of the standing seam quotes we have written land between $30,000 and $53,000 for a house, about 3 times the asphalt price for the same roof. Smaller sections, like a porch or an accent roof over a bay window, have come in under $5,000. Your quote shows standing seam beside asphalt and stone-coated steel on the same roof, line by line.
- What is the difference between standing seam and a barn metal roof?
- The fasteners and the steel. Barn metal screws through the face of the panel, with a sealing washer under each screw head, and the panels are 29-gauge. Standing seam hides every fastener inside the seam and uses heavier 24-gauge panels, which is why it outlasts exposed-fastener metal on a house. Barn metal is the right call for pole barns and outbuildings; standing seam is for a home.
- Do I need snow guards?
- On a standing seam roof, usually yes in some places. A sunny January afternoon can send an entire slope of snow off in one slide, so we fit snow guards above entry doors, walkways, decks and anywhere a slide could land on a person, a car or a gas meter. They are part of the quote, not an add-on.
- Is a standing seam roof loud in the rain?
- Not on a house. The panels sit on a solid deck over high-temperature underlayment, not on open purlins like a pole barn, and the deck and attic insulation absorb the sound. Noise has not come up once in the metal roof calls logged in our system.
- Can standing seam go over my existing shingles?
- Over one sound layer, yes. Two layers, soft decking or active leaks mean a tear-off first. Either way the panels go down over high-temperature underlayment and ice and water shield, because metal puts heat into a deck that standard underlayment is not rated for.
- Why 24-gauge steel?
- It is the heavy option. Most standing seam quotes you will see are 26- or 29-gauge. Lower numbers mean thicker steel, which means panels that stay flat in the heat, resist oil-canning and take a hailstone without denting. Our panels carry a Class 4 impact rating and a 140 mph wind rating.
- Will the color fade?
- The finish is Kynar, baked on at the factory, and the panel maker warrants it against fading, chalking and film failure, typically for 35 to 40 years. Our 50-year workmanship warranty covers the installation on top of that.
- Where does standing seam make the most sense?
- Modern and farmhouse-style homes, lake homes that take wind off the water, cabins, and as an accent on porches, dormers and bay windows where it sits beside an asphalt or stone-coated steel main roof. We quote it on new construction too.
- Who installs it?
- Our standing seam crew, which does nothing but metal, with the same Roofing Army project manager, hour by hour photo updates in your job portal, no deposit and the 50-year workmanship warranty as every other roof we install.
