A new asphalt shingle roof recovers about two thirds of its cost at resale. The 2025 Cost vs. Value Report from Zonda, publisher of Remodeling magazine, puts the national figure at 67.5%: a $31,871 roofing replacement returned $21,501 in resale value. The calculator above applies that recovery rate, or any rate you choose, to your roof cost and shows the value recovered, the net cost after resale, and the returns that never show up on a closing statement. What does the new roof ROI calculator estimate?

You enter the roof cost and a resale recovery percentage. The default is 67.5%, the 2025 Cost vs. Value national figure for asphalt shingle roofing replacement. The calculator returns the dollar value recovered at resale, the net cost of the roof after that recovery, and a breakdown of the non-resale returns: insurance, energy, and avoided repairs. Those last three are shown as categories to think through rather than dollar figures, because they depend on your policy, your attic, and the condition of the roof you are replacing.

How does the calculator get its numbers?

The resale math is a single multiplication: roof cost times the recovery rate is the value recovered, and roof cost minus that is the net cost. The recovery rate comes from the Cost vs. Value Report, which surveys real estate professionals on the resale value of common remodeling projects and compares it to the project's cost. For 2025, the asphalt shingle roofing replacement line was a $31,871 job cost against a $21,501 resale value, or 67.5% recouped. The same report put a metal roof replacement at $51,865 with $25,972 recovered, or 50.1%.

Two things to keep in mind about that percentage. It is a national average, and it describes a home sold soon after the roof is installed. If you stay ten more years, the roof is ten years older when you sell, and the resale premium shrinks, while the other returns below grow. The calculator lets you change the rate for exactly that reason.

What does the ROI look like on a real Michigan roof?

The national job cost in the report is higher than most roofs we install, because it prices a 3,000 square foot roof at national labor rates. Our job gallery publishes the real price of every project, so let us use those:

The Rochester roof is almost exactly the size the report models, at 3,030 square feet, and it cost $18,440.16 instead of $31,871. At the same 67.5% recovery, the net cost of that roof after resale is about $6,000. That is the number to compare against what an old roof costs you in the years before you sell.

What returns does resale value leave out?

The Cost vs. Value percentage measures one thing: what a buyer pays for a house with a new roof versus one without. It says nothing about the years you live under it. Three returns the calculator flags but cannot price for you:

  • Insurance. Carriers increasingly move older roofs to actual cash value coverage or roof payment schedules, which means a hail claim on a 17 year old roof pays a fraction of a claim on a new one. Some carriers will not write a new policy on a roof past a certain age at all.   • Energy and ventilation. A replacement is the one time it is cheap to fix attic airflow. We do a ventilation analysis on every estimate because a roof that bakes in July and breeds ice dams in January costs money every month. See our attic ventilation service for what that involves.

Does a new roof help sell a house in Southeast Michigan?

On the ground, the resale value is only part of it. A roof at the end of its life shows up on the inspection report, and a buyer's lender or insurer can make it a condition of closing. That turns a roof from a negotiation into a requirement, usually on the seller's timeline and at whatever price a rushed replacement costs. Replacing it before listing, with a warranty the buyer can see in writing, removes that leverage. What can the calculator not see?

Your local market, your buyer, and your timeline. A new roof on a well-kept colonial in Birmingham and the same roof on a ranch in Madison Heights recover different amounts in dollars, even at the same percentage, because the roof is a different share of the home's value. The calculator also cannot tell you what your roof will cost, which is the input everything else depends on. Metal makes sense for a long-horizon owner who wants a roof that outlasts asphalt, not as a resale play.

What returns does a new roof provide besides resale value?

Insurance coverage that pays replacement cost instead of depreciated value, the chance to correct attic ventilation and reduce ice dams and cooling load, and the repairs, tarps, and interior damage you avoid by not running an asphalt roof past the end of its life.

Should I replace my roof before selling my house?

If the roof is near the end of its life, usually yes, because a buyer will discount for it at least as much as it costs and may make replacement a condition of closing. If the roof has years left, a documented inspection and any needed repairs are generally the better use of money.
