Financing a roof in Michigan comes down to three inputs: the project cost, the interest rate, and the term. What does the roof financing calculator estimate?
Enter the roof cost, an annual percentage rate, and the term in months. The calculator returns the monthly payment, the total interest you would pay over the life of the loan, the total of all payments, and a cost-per-day figure that puts a roof next to the other things you pay for daily. The two preset buttons load the plans we offer through Service Finance, described on our roof financing page: 0% for 60 months, and 8.99% for 120 months. Loan amounts run from $1,000 to $100,000, approvals are instant, and financing is subject to credit approval.

How does the calculator get its numbers?
It uses the standard amortization formula every lender uses: the monthly rate is the APR divided by 12, and the payment is the amount that pays the balance to zero in exactly the chosen number of months. At 0% the formula collapses to cost divided by months. Total paid is the payment times the number of months, total interest is total paid minus the roof cost, and cost per day is the monthly payment times 12, divided by 365.
What the calculator does not include: any origination fee, late fees, or the effect of paying extra principal. If your loan allows prepayment without penalty, paying ahead on the 120 month plan cuts the interest figure shown. Always read the loan disclosure before signing; the calculator is for comparing scenarios, and the disclosure is the contract.
What does a real Michigan roof cost per month?
We publish the price of every roof in our job gallery, so these examples use actual invoices rather than round numbers:

Read across the Lake Orion row. At 0% for 60 months, the total paid is exactly the roof price, $16,405.48, and the roof costs $8.99 a day for five years. At 8.99% for 120 months the payment drops by about $66 a month, but the total paid climbs to $24,927.47 and the roof costs $6.83 a day for ten years. That is the whole decision in one row: lower payment now versus $8,521.99 more over the life of the loan.

Which plan should you choose?
There is no universally right answer, but there is a right question: can your budget carry the 60 month payment comfortably? If yes, 0% is the better deal by every measure, because you pay only the roof. If the 60 month payment strains the household budget, the 120 month plan buys breathing room at a real cost, and if the loan terms allow prepayment you can pay it down early when things loosen up. A few things we tell customers at the kitchen table:
- Get the total project price first, then decide how to pay. Financing should never hide the number. We give every customer five written quotes at different price points before payment terms come up.
- Do not let the payment pick the shingle. Stretching to 120 months to afford a premium package is fine if you want the package. Doing it because a salesperson framed it as "only $80 more a month" is how people overbuy.
- Compare against your alternatives. A home equity line may beat 8.99% and will not beat 0%. Credit cards will beat neither.
- No deposits, financed or not. You pay when the work is done and you are satisfied.
Does financing change the price of the roof?
It should not, and with us it does not. Some contractors quote one number for cash and quietly load a higher number for financed jobs to cover lender fees. What can the calculator not see?
Your credit approval and the rate you actually qualify for, whether an insurance claim is paying part of the job, and the timing of recoverable depreciation if it is. If a storm caused the replacement, the financed amount may only need to cover your deductible and any upgrades the insurer will not pay for. Can I pay off roof financing early?
Check the prepayment terms in your loan disclosure before you sign. If the plan allows early payoff without a penalty, extra principal payments on the 120 month plan reduce the total interest below what the calculator shows. Terms can vary by lender and program, so confirm it in your own documents rather than assuming.
Do I need a deposit to finance a roof?
No. We do not take deposits on any job, financed or not. You pay when the work is complete and you are satisfied with it.
