What Would Your Roof Cost?

I'm Aaron Scott, a licensed Michigan residential builder and the owner of Roofing Army. A full roof replacement in Allendale typically costs $12,000 to $20,000 with architectural asphalt shingles. The simple 1990s and 2000s subdivision roofs off Lake Michigan Drive sit in the lower half of that range, the big walkout homes in Placid Waters and Hidden Shores West sit in the upper half, and the lake-effect snow that buries all of them is the reason we build every Allendale roof the way we do.
How Much Does a Roof Replacement Cost in Allendale, MI?
For a standard single-family home in Allendale Charter Township, expect $12,000 to $20,000 for a full tear-off and replacement with quality architectural shingles. That covers most of the ranches, bi-levels, and two-stories built during the township's growth run since 1990. The larger walkout and pond-front homes out at 78th and 84th Avenues price toward the top of the range or above it because they simply have more roof: bigger planes, more valleys, and more eave to protect. A landlord-owned duplex near campus is priced as one roof, not two. For the statewide picture, including what a roof costs in Metro Detroit versus West Michigan, see our Michigan roof replacement cost guide.

Why We Are Not Quoting a Fake Allendale Price
Our Jenison office opened in September 2026 as Roofing Army's first West Michigan location, and we do not yet have a completed Allendale job in our published job gallery. Plenty of roofing websites would paper over that with a made-up "average Allendale roof" and a photo from somewhere else. We would rather tell you what we actually know.
Across the roofs Roofing Army has sold statewide, the median replacement is about $17,000, and the middle half of those jobs runs roughly $11,800 to $23,300. That is our own sales data, not a national estimate scaled to a zip code. Allendale's housing stock sits squarely in that middle band: mostly single-family homes under 30 years old with moderate roof sizes and pitches, which is why we are comfortable putting $12,000 to $20,000 on this page and nothing more specific until we have a local roof to show you. When the first Allendale jobs are finished, they will go in the gallery with their real price and drone photos, the same as every other job we publish.
What Moves the Price on an Allendale Roof?
Every estimate we write comes down to the same handful of variables. Here is how each one plays out in Allendale specifically:
| Factor | Pushes the price down | Pushes the price up |
|---|---|---|
| Roof size and shape | Simple gable ranch or bi-level in the 1990s blocks off M-45 | Two-story walkout in Placid Waters or Hidden Shores West with multiple valleys and dormers |
| Decking condition | Post-1990 OSB or plywood deck that stayed dry | Pre-1970 farmhouse with plank decking, or a rental where a leak ran unreported for a semester |
| Ventilation | Soffit and ridge vents already sized correctly | Builder-grade box vents and a bath fan dumping into the attic, common on first-generation roofs here |
| Layers to remove | One original layer | A second layer laid over the first, which the Michigan Residential Code caps at two anyway |
| Shingle choice | Standard architectural shingle | Designer or impact-rated shingle, or Tilcor metal shingles for a lifetime roof |
| Access and site | Open subdivision lot with driveway access | Pond-front or wooded lot where the low side of a walkout is two stories up |
Notice what is not in that table: a per-square-foot number. A 1,700 square foot bi-level with a simple gable can cost less than a 1,500 square foot home with a hip roof, two dormers, and a walkout eave 24 feet off the ground.

Why Are So Many Allendale Roofs Due at the Same Time?
Allendale is a young town in roofing terms. Census housing data puts fewer than one home in ten before 1970 and nearly three quarters after 1990, the years the township grew from about 8,000 people to more than 26,000 alongside Grand Valley State University. About 42 percent of all homes went up between 1990 and 2009.
Those homes were roofed with whatever the builder's supplier had on the truck, usually a three-tab or an early architectural shingle rated for 20 to 30 years under normal conditions. Allendale conditions are not normal. Grand Rapids averaged about 77 inches of snow a year from 1991 to 2020, and Ottawa County catches the heaviest lake-effect bands when the wind comes off Lake Michigan from the west and northwest. The subdivisions were built on open farmland with trees that are barely two decades tall, so there is nothing between the wind and the shingles. A roof that would have made 25 years in a sheltered Grand Rapids neighborhood is often finished at 20 out here. That is why entire streets off Lake Michigan Drive are hitting their first replacement together right now.
What Do We Build Into Every Allendale Roof, and Why?
The price range above assumes our standard installation, not a stripped-down bid that gets padded with change orders later. On every roof:
- Full tear-off to the deck. We do not lay over an existing layer, even when code would allow a second one. Tear-off is the only way to find the soft OSB around a bath fan or the plank decking on an old farmhouse before it becomes your problem.
- 6 feet of ice and water shield at every eave. The Michigan Residential Code requires the membrane to reach 24 inches past the interior wall line. With 70-plus inches of snow melting and refreezing at the eaves every winter, we run 6 feet, plus full coverage in valleys and around every penetration.
- Synthetic underlayment fastened with cap nails. Staples and smooth nails tear out in exactly the kind of open-field wind Allendale gets. Cap nails hold.
- A ventilation analysis on every estimate. First-generation roofs here were often built with a few box vents and no real soffit intake. Trapped attic heat cooks shingles from below in July and feeds ice dams in January. We measure the attic, size the intake and exhaust, and put the fix in the quote. See how we approach attic ventilation.
- A project manager on site and a portal with drone photos. You see the deck before we cover it, the membrane before the shingles go on, and the finished ridge from above. For the landlords who own more than a third of Allendale's housing, that is the difference between trusting a phone call and seeing the roof.

Do I Need a Permit for a Roof Replacement in Allendale?
Yes. Every Allendale address is in Allendale Charter Township; there is no separate city or village. The township contracts its building department to Professional Code Inspections of Michigan (PCI), which issues all building permits and performs the inspections from its Jenison office at 1913 Baldwin St, Jenison, MI 49428 (616-667-8803), a few blocks from our own office. A full tear-off and reroof is permitted work under the Michigan Residential Code the township enforces, and the licensed contractor files the application. The township's published fee schedule does not list a flat reroof fee; building permit rates come from the Planning and Community Development Department at the township hall, 6676 Lake Michigan Dr (616-895-6295, ext. 1109). We confirm the current fee when we file, schedule the inspections, and fold the cost into your written estimate before work starts. Our Michigan roof permit guide explains why an unpermitted roof can cost you at resale or on an insurance claim.
What Should GVSU Landlords Expect to Pay?
A rental house or duplex near 48th Avenue and Pierce Street is priced like any other roof of its size and shape; a side-by-side duplex under one gable is one roof, one permit, one quote. What changes is the timing and the paperwork. We schedule around summer lease turnover so the crew is not on the roof during finals week, the project manager on site means you never have to drive out from Grand Rapids, and the portal gives you dated drone photos of the deck, the membrane, and the finished roof for your records and your insurance file. Allendale also requires every rental to be registered with the township by March 31 each year, so a new roof is a good time to make sure that is current.
How Do Allendale Homeowners Pay for a New Roof?
A $12,000 to $20,000 project rarely lands on a convenient month. Financing turns it into a monthly payment, and promotional 0% terms are available for qualified homeowners. Review current plans on our financing page. We also do not take deposits on any Allendale job. You pay when the work is done and you are satisfied with it, not before we show up.

Frequently Asked Questions
How much does a roof replacement cost in Allendale, MI?
A standard Allendale home with architectural asphalt shingles typically runs $12,000 to $20,000. Simple gable ranches and bi-levels from the 1990s and 2000s land in the lower half; larger two-story walkout homes in Placid Waters and Hidden Shores West land in the upper half or above. We do not yet have a completed Allendale job in our published gallery, so the range is anchored to our statewide sales data, where the median replacement is about $17,000 and the middle half runs roughly $11,800 to $23,300.
Do I need a permit to replace my roof in Allendale?
Yes. Allendale Charter Township contracts its building department to Professional Code Inspections of Michigan (PCI), whose Jenison office at 1913 Baldwin St (616-667-8803) issues the permit and performs the inspections. The township does not publish a flat reroof fee online; building fees come from its Planning and Community Development Department at 616-895-6295, ext. 1109. We file the permit and include the cost in the estimate.
Why do Allendale roofs wear out faster than the shingle warranty suggests?
Lake-effect snow and open-field wind. Grand Rapids averaged about 77 inches of snow a year from 1991 to 2020, and Ottawa County takes the heaviest bands on west and northwest winds. Allendale's subdivisions sit on former farmland with young trees, so wind hits the roof unbroken. A builder-grade shingle installed in 2000 has often given everything it had by now, which is why so many streets off Lake Michigan Drive are replacing roofs at the same time.
Does a GVSU rental duplex cost twice as much to reroof?
No. A side-by-side duplex under one roof is priced as one roof: one tear-off, one permit, one quote, sized by the actual roof area and complexity. What is different is the scheduling around lease turnover and the documentation. A project manager is on site so the owner does not have to be, and the job portal posts drone photos of every step for your records.
