Atlas Pinnacle Pristine Copper Canyon40637 Malvern Drive, Sterling Heights

This was a full roof replacement on Malvern Drive in Sterling Heights, a well-established neighborhood not far from Dodge Park Road and the Van Dyke corridor. The roof came in at 2,855 squares — a substantial job — and the customer had already gotten some rain before we got started, so the timing worked out well once he confirmed the scope and signed off on the Atlas Pinnacle Pristine shingles in Copper Canyon. Total project cost came in at $20,706 for the roof.

The tear-off on this one was a two-layer job. We pulled 28.55 squares of extra layer, which adds time and disposal weight but it's the right way to do it. You can't put a new roof over two layers and expect it to perform correctly. The pitch varied across the structure, with sections running from 3/12 up to 9/12, so we treated those zones separately in the scope. Once everything was stripped down to bare decking, we inspected the sheathing and moved forward with the installation.

Starting at the eaves, we ran two courses of ice and water shield along the lower edges and wrapped it around all the penetrations, valleys, and wall transitions. From there, Summit 60 synthetic underlayment went up across the field of the roof, running all the way to the ridge. Drip edge went on along the full perimeter, 29 pieces total. Starter shingles went in at the eaves and rakes before the field shingles, which is how you get that first course locked down properly. We installed 92 bundles of Atlas Pinnacle Pristine in Copper Canyon across the field, plus 4 bundles of Pro-Cut Hip and Ridge shingles at the hips and ridge line.

This roof had two skylights, and both got replaced. We used Velux C08 skylights with the matching Velux flashing kits, two complete units. Skylights are one of those things where the flashing detail matters more than anything else — we did it right with the proper step flashing and counter flashing integration. The chimney flashing was also replaced as part of this job. New step flashing, wall flashing, and a chimney cap were all included. Two pipe boots were replaced and covered with pipe boot covers to seal the plumbing penetrations.

Ventilation was a significant part of this project. We installed 30 attic baffles to keep the rafter channels open from the eave all the way up, making sure air can move from the intake to the exhaust without getting blocked by insulation. At the ridge, we ran 99 linear feet of OmniRidge Pro ridge vent, hand-nailed in place. Ten Smart Plugs were installed to close off any existing box vent openings, consolidating the exhaust to the ridge vent system. That's a clean, balanced setup.
