This roof replacement in Commerce Township came in at 4,239 square feet, which is a pretty sizeable project. Richard and Mary Collins had been watching their roof age out and made the smart call to get ahead of it. At 19 years old, the system had done its job, but it was time. One shingle had already blown off over the winter, and with a roof this size, waiting another season wasn't worth the risk.
The house sits along Bridge Trail West in Commerce Township, not far from the Proud Lake Recreation Area and the network of neighborhoods tucked in off of Pontiac Trail. Out here in Oakland County, roofs take a beating from Michigan winters, and a nearly two-decade-old system on a home this size deserves a proper replacement, not another patch job. Roofing Army deployed a full crew to handle this one, and given the roof's complexity across multiple pitches, that was the right call.
Before we could get into materials, Richard and Mary did their homework. Mary in particular asked sharp questions about licensing, insurance, crew composition, and even the PFAS content in shingle coatings. That's the kind of homeowner we respect. They landed on Atlas Pinnacle Pristine in Weathered Wood after comparing it side by side with GAF options, and it was the right choice for this roof. Pinnacle Pristine is a premium laminate shingle with a clean, natural wood-grain look. Weathered Wood is one of the more versatile colors in the line, a warm blend of browns and grays that works well on homes throughout Southeast Michigan.
We did a full tear-off down to the deck across all three pitch zones: the main sections running from 3/12 up through 9/12, and one steeper section at 10/12 or above. From there, we laid 14 rolls of WeatherMaster ice and water shield, covering six feet at every eave, and wrapping all valleys, walls, and penetrations. Summit 60 synthetic underlayment went over the rest of the field, running from the ice and water shield up to the ridge. We installed 53 pieces of premium drip edge around the perimeter, set starter strips at the eaves and rakes, and then put down 149 bundles of Pinnacle Pristine, which works out to just under 50 squares of field shingles. Step flashing and wall flashing were installed at all transitions, and we replaced the pipe boot and added a pipe boot cover over it.
Ventilation was a real focus on this job. The old system used box vents, and due to the hips on this roof we had to keep them. However, we installed TruRidge All-Weather Ridge Vent on the garage attic only, hand-nailed in place. Richard didn't like the box vents on the garage roof facing the driveway so we were able to eliminate them since this attic is isolated from the rest of the house. The existing soffits with triple four hidden vents handle intake along the rakes and eaves, so the airflow path from intake to exhaust is now unobstructed. We also insulated the 8-inch metal duct in the attic that was flagged during the inspection, which eliminates the condensation risk that comes with an uninsulated duct in a cold attic space.
Nine bundles of Pro-Cut hip and ridge cap shingles finished the peaks and hips, nailed to pattern. The job site was cleaned up, a magnetic sweep was run across the property for fasteners, and we walked Richard and Mary through the finished roof before calling it done. For a Commerce Township roof replacement of this scale, the total came to $25,228. The Collins family wanted the job done before their landscaping season started, and we hit that window.
