Shelby Township roof replacement on Sherwood Lane, just off the busy corridor near Van Dyke and 23 Mile Road. This was a 4,293 square foot, 43-square roof that had been neglected long enough to develop two active leaks — one above the front entry near the chimney and one in the valley on the left side of that same entry. On top of that, the roof had two layers of shingles already on it, which meant a full tear-off of both layers before we could even look at the deck. That's exactly what we did.

Tear-off on a double-layer job like this takes more time and labor than a standard single-layer strip. Both layers came off completely, down to the wood. Once the deck was exposed, we found twelve sheets that needed to go. We replaced 12 sheets of 7/16 OSB, documented with photos before anything went back on. The rest of the deck was solid. With the bad wood out and everything nailed tight, we were ready to start the waterproofing layers.

CertainTeed WinterGuard ice and water shield went down first, six feet out from every eave, then wrapped into the valleys, around the chimney, and at every wall transition and penetration. That's where those two leaks were originating, so we made sure those areas got thorough coverage. CertainTeed RoofRunner synthetic underlayment followed, running from the top edge of the ice and water shield all the way to the ridge, fastened with plastic cap nails per manufacturer specs. From there, CertainTeed SwiftStart starter shingles went along the eaves and rakes before the field shingles went on.

The field shingles are CertainTeed Landmark Pro in Espresso, 141 bundles total. Landmark Pro is a heavier, higher-performing shingle than the standard Landmark, with a thicker profile and longer warranty coverage. Espresso is a deep, rich brown that reads almost charcoal in certain light. It works well on this style of home and holds up to Metro Detroit's freeze-thaw cycles without fading out. Shadow Hip and Ridge shingles finished the hips and ridge. Drip edge was upgraded to a premium wicker-color profile with a one and a half inch drip, a noticeable improvement over the one inch drip edge that was on there before, and it matches the fascia color cleanly.

The chimney got a full flashing replacement. New step flashing and wall flashing were installed at all roof-to-wall transitions. Four new pipe boots and pipe boot covers went on every penetration. One can vent that served no purpose was removed. The ventilation situation in the attic also needed attention. All three bathroom exhaust fans were dumping directly into the attic space, which causes moisture buildup and can rot out sheathing over time. We rerouted all three to dedicated bathroom exhaust vents through the roof with insulated ducting, so each bathroom now vents to the outside the way it's supposed to. We also raked back insulation that was blocking intake in several attic bays to restore proper airflow through the system.

Roofing Army completed this job in one day, as projected. After the crew finished, we ran a magnetic nail sweep across the entire property and did a final walkthrough with before and after photos. The project came in at a competitive price for the scope, which included permits, dumpster removal, all materials, and labor.
