This Shelby Township roof replacement came in at a solid scope of work on a 2,376 square foot home off Lennry Avenue, not far from the busy stretch of 23 Mile Road that runs through the heart of the township. The homeowner, Brandon, had reached out after noticing exterior damage to the property and wanted a full assessment. What Scott found during the inspection was a roof that had run its course. Ventilation was a significant part of this job. Brandon's attic had insulation pushed up against the intake area near the back of the home, which chokes off airflow before it even gets started. We pulled that back to open up the intake channel. At the ridge, we installed 20 units of OmniRidge Pro ridge vent, hand-nailed across 78 linear feet, so the exhaust side of the system is fully open. Both bathrooms on this house were venting into the attic space, which is a problem you see constantly in Southeast Michigan homes of this age. We installed 2 dedicated bathroom exhaust vents through the roof so both bathrooms now vent directly to the outside. That's a straightforward fix that makes a real difference in attic moisture levels over time.

The penetration and flashing work on this roof was thorough. There are two vent pipes and a brick chimney, and all three got proper attention. We installed 2 new pipe boots and pipe boot covers on the vent pipes, step flashing and wall flashing at the transitions, and a full chimney flashing replacement. Thirty pieces of premium drip edge went on around the perimeter. Every place where water can find its way in was addressed with new material.

For shingles, we went with Atlas Pinnacle Pristine in Black Shadow, 80 bundles covering the field of the roof. Hip and ridge caps are Atlas Pro-Cut, 4 bundles, installed with the correct hand-nail pattern along the 78 linear feet of ridge. Starter strip went on at both the eaves and the rakes before the field shingles were laid. The Pinnacle Pristine is a solid mid-to-upper tier shingle for Michigan weather, and Black Shadow is a clean, versatile color that works well on most exterior styles in Shelby Township.
