This job was a full roof replacement on a ranch home at 1765 Ledbury Drive in Bloomfield Township, not far from Woodward Avenue and the Telegraph Road corridor in Oakland County. The homeowner, Bob, had done his homework before signing. He gathered five quotes from different contractors, looked seriously at a metal roof option, and ultimately landed on Atlas StormMaster shingles with SBS rubber-modified backing. The total came to $25,800. For a 3,760 square foot ranch roof in Bloomfield Township, that's a well-equipped job with a shingle that's a significant step above standard architectural.

The existing roof was covered in architectural shingles that had lost roughly 40 percent of their granules. At that point the shingles aren't protecting much. The roof had simply run its course. This wasn't a storm claim or an insurance job. Bob recognized it was time and wanted to do it right. We tore off all existing shingles and underlayment down to the deck across the full roof. The pitch is predominantly 6/12, with a small section at 4/12, so it's a walkable slope throughout. We installed 46 pieces of premium drip edge around the perimeter before anything else went on.

Ice and water shield went down first at the eaves, six feet up from the edge, and we ran additional coverage through the valleys, around all wall intersections, and at every penetration. Ten rolls of WeatherMaster ice and water shield covered this roof properly. Above that, Summit 60 synthetic underlayment ran from the top of the ice and water shield up to the ridge, fastened with plastic cap nails. That's the manufacturer's preferred method and it keeps the underlayment from pulling through under wind load. Starter strip went in at all eaves and rakes before the field shingles.

The main field shingles are Atlas StormMaster in Pewter, 122 bundles covering just over 40 squares. StormMaster is an SBS modified shingle, meaning the asphalt is blended with a rubber polymer that keeps the shingle flexible in cold temperatures and more resistant to impact. Bob specifically asked about the rubber backing option when he first called, and this is what that upgrade looks like in practice. Hip and ridge cap is the matching StormMaster hip and ridge product, 5 bundles, hand-nailed along 135 linear feet of ridge. We installed 34 units of TruRidge all-weather ridge vent along that same ridge line to give the attic proper exhaust ventilation. The two existing power vents were operational and stayed in place.

On the penetration side, this roof had a fair amount going on. Five pipe boots were replaced with new boots and covers. The chimney got a full flashing replacement with new step flashing and counter flashing, including a kerf cut into the masonry to seat the counter flashing properly. That's the right way to do a brick chimney. We also addressed nine pieces of wall flashing and resealed the three B-vent penetrations. The range hood was rerouted from the attic space to a dedicated kitchen exhaust vent through the roof with insulated ducting. Venting a range hood into an attic is a moisture problem waiting to happen, so getting that corrected was part of the scope.

Roofing Army completed the job on August 18th as scheduled. Materials were craned onto the roof the Friday before, the dumpster came Monday, and the crew was on site Tuesday morning. After the tear-off, we did a full magnetic nail sweep of the property. Bob received before and after photos and a final walkthrough.
