This job came in through an insurance claim on a house in Roseville, Michigan, just off Huron Street near 9 Mile Road. A storm knocked a shingle loose, and once we got up on the roof and took a closer look, it was clear the damage wasn't isolated. Wind and hail had worked across both the front and back slopes. On top of that, there were two layers of existing shingles already on the roof, which meant a full tear-off was the only right move. The insurance adjuster initially wasn't sure a full replacement was warranted, but after we walked through the extent of the damage and explained the double-layer situation, they agreed to cover the complete job, house and garage both.

The roof came in at 22 squares for the tear-off and replacement scope. Getting down to bare deck with two layers of shingles is more labor than a standard single-layer tear-off, and that extra layer adds up fast. Once we stripped everything back, we found 10 sheets of OSB that needed to come out. Decking doesn't always look bad from the outside, but once you pull old shingles off a roof that's been sitting under two layers for years, soft spots show up. We replaced all 10 sheets before anything else went on.

With clean decking underneath, we started the reinstall the right way. The pitch on this roof runs 3/12 in places, which is on the lower end of what shingles are rated for, so we ran Epistik ice and water shield across the entire low-slope plane rather than just the standard two courses at the eaves. That's the right call on a shallow pitch. The rest of the roof got Summit 60 synthetic underlayment run up to the ridge with plastic cap nails. We installed 35 pieces of premium drip edge around the perimeter, starter strips at all eaves and rakes, and then laid 50 bundles of Atlas Pinnacle Pristine shingles in Weathered Wood. That's just under 17 squares of field shingles, finished off with Pro-Cut hip and ridge caps. The chimney got a full flashing replacement with a kerf-cut counter flashing sealed into the masonry.

Ventilation was a big part of this job. The existing setup wasn't balanced, so we overhauled it completely. Nine louvered soffit vents were installed to bring fresh air in at the eaves. At the peak, we installed 38 linear feet of OmniRidge Pro ridge vent to let the hot, moist attic air escape. Two box exhaust vents were added as well. We also installed five Smart Plugs to cap off the old can vents that were being bypassed by the new ridge system. Leaving those open would short-circuit the airflow, so they get plugged. Any bathroom exhaust that was previously dumping into the attic got rerouted to a dedicated roof vent with insulated duct. The kitchen exhaust got its own dedicated vent through the roof as well. Two new pipe boots and pipe boot covers went on the vent pipes. All of this adds up to an attic that actually breathes the way it should.
