Indian Mound Road runs through one of the more established neighborhoods in Bloomfield Hills, not far from Lone Pine Road and the wooded lots that define this part of Oakland County. The homes out here are large, complex, and built to last, but even a well-maintained roof has a lifespan. Randolph's roof was 22 years old and had run its course. The south-facing slopes had lost significant aggregate, and the north side was carrying heavy algae growth. No active leaks, but the shingles were done. He wanted CertainTeed Landmark Pro to match what was already on the house, and he wanted the job done right.
At 5,640 square feet across 56.4 squares, this is a substantial roof. The pitch mix tells you everything about why it's priced and handled the way it is. Roughly two-thirds of the roof sits at 9/12, another 17 percent at 8/12, and there are sections running up to 11/12. That's a steep, complex roof by any measure, and it requires hand-nailing in the steeper areas rather than running a gun. The line items reflect that, with separate tear-off and replacement pricing broken out by pitch. Four squares were billed at the 10/12-plus rate, 52 squares at the 8/12 to 9/12 range, and 12 squares at the lower pitches. The total project came in at $52,400.
Tear-off went all the way down to the deck. CertainTeed's WinterGuard ice and water shield went in at all eaves, valleys, walls, and penetrations, with 15 rolls total across the job. One of the low-slope planes sits at 3/12, and the full plane received ice and water coverage rather than just the standard eave courses. Roofrunner synthetic underlayment ran from there up to the ridge across the rest of the roof. Drip edge went on in Terra Tone color along all eaves and rakes, 73 pieces total. Swiftstart starter shingles at every eave and rake edge, then 190 bundles of Landmark Pro in Weathered Wood, finished with Shadow Hip and Ridge cap. Seven bundles of ridge cap across a roof this size with this many hips and transitions makes sense.
The flashing scope on this job was significant. Both chimneys received complete counter flashing replacement, kerf-cut into the masonry and properly secured. Step flashing went in along all wall intersections, five bundles of black and brown step flashing plus nine pieces of wall flashing. Six pipe boots were replaced, each with a cover and Solar Seal sealant. The electrical mast got a zipper boot. Four existing box vents were pulled and replaced with new units, and the critter cages that were on them were removed. Ridge ventilation runs 178 linear feet of CT Ridge Vent, hand-nailed given the pitch, providing exhaust across the full length of the ridge system.
The three Velux skylights are worth calling out specifically. All three were removed and replaced with new Velux FSM08 units, each with its own flashing kit. Skylight flashing is one of those details that gets skipped or half-done on a lot of roofs, and it's almost always where leaks develop years later. New skylights, new flash kits, done correctly from the start. There was also a sun tunnel on the property with a compromised flange that got resealed as part of the scope.
