This job was a full roof replacement on North Glassford Street in Capac, out in St. Clair County. The house sits in a quiet residential stretch of town, not far from Capac Road and the downtown area along Main Street. At just under 3,700 square feet of roof surface, this was a solid-sized project, and the pitch mix kept things interesting — the majority of the roof runs at 6/12, with lower 3/12 sections and a few 5/12 slopes mixed in. Nothing extreme, but enough variation that you have to pay attention to how water moves across the different planes.

The roof was at the end of its service life. We stripped everything down to the wood decking, hauled off the old material, and started fresh. First thing that goes down on a bare deck is the Epistik ice and water shield. We ran two full courses at every eave, then wrapped it through the valleys and around every penetration. That's nine rolls total on a roof this size, which tells you there's a fair amount of valley and penetration work on this one. On top of that, we rolled out Atlas Summit 60 synthetic underlayment from where the ice and water shield ends all the way up to the ridge. Thirty-eight pieces of premium drip edge went around the perimeter, installed before the underlayment at the eaves and over it at the rakes, the way it's supposed to be done.

The shingles are Atlas Pinnacle Pristine in Pewter, a solid laminate shingle with good weight and a clean look. We installed 123 bundles, which works out to 41 squares of field shingles, plus 3 bundles of Pro-Cut starter along the eaves and rakes. The hip and ridge work got 6 bundles of Pro-Cut Hip and Ridge shingles. The total tear-off and replacement scope came in at 44 squares, which lines up with the 3,693 square foot roof. Pewter is a neutral gray tone that reads well on a lot of exterior colors and holds up visually as the shingles weather over time.

Ventilation was a significant part of this job. We removed the old box vents and converted the entire exhaust system to a continuous OmniRidge Pro ridge vent. That's 32 units installed across 127 linear feet of ridge, hand-nailed in place. Ridge ventilation gives you a much more even draw across the attic compared to box vents scattered around the field. Two bathroom exhaust vents were also added, with insulated flexible duct connecting them through the roof deck. Both bathrooms now exhaust directly outside instead of dumping warm, moist air into the attic. That's a common problem in older Michigan homes and it causes real damage over time. Twelve Smart Plugs were installed to cap off the old box vent openings cleanly.

Flashing got a full refresh on this project. The chimney received a complete flashing replacement, new step flashing was installed along any roof-to-wall transitions, and wall flashing was replaced as well. Both pipe boots were replaced with new units and covered with pipe boot covers. All of this is new aluminum and rubber, not patched-over old material. Aluminum trim coil was used to finish the flashing work cleanly where needed.
