Atlas Pinnacle Pristine Black Shadow — 3207 Park Forest Drive, West Bloomfield Township

This West Bloomfield Township roof replacement came in at 34 squares across a steeply pitched home on Park Forest Drive, not far from Orchard Lake Road. The pitch mix runs 10/12 on the vast majority of the roof, with a 6/12 section making up the remainder. That's a legitimately steep roof, and the crew worked it accordingly.

The existing roof had run its course. Terry had been getting quotes and doing her homework before pulling the trigger, and once the details were worked out, the project moved forward in early July. The goal was to get the roof and gutters done back-to-back so the house wasn't sitting without drainage during a stretch of rainy Michigan summer weather. The roof went first, gutters followed the next day.

Roofing Army tore off the old roof and replaced it with Atlas Pinnacle Pristine shingles in Black Shadow, 110 bundles covering the main field. Hip and ridge caps are Atlas Pro-Cut, 4 bundles, hand-nailed along 99 linear feet of ridge. The starter course runs the full perimeter. Under the shingles, Summit 60 synthetic underlayment goes up to the ridge, and Epistik ice and water shield covers the eaves, valleys, and around every penetration and wall transition. That's 7 rolls of Epistik on a roof this size, which tells you there's real complexity here between the chimney, the pipe boots, the wall flashings, and the bump-out area above the kitchen window.

Speaking of penetrations, we installed 3 new pipe boots with pipe boot covers, 2 bundles of step flashing, and 2 pieces of wall flashing. The chimney received a full flashing replacement. Drip edge went on in 39 pieces around the entire perimeter. Three new pipe boot covers seal up the plumbing stacks properly, and Solar Seal was used at the detail work throughout.

Ventilation was a significant part of this job. The attic had two bathroom exhaust vents routing into the attic space instead of exiting outside, one from the powder room and one from the upstairs bathroom. Both got corrected. We installed 2 dedicated bathroom exhaust vents through the roof with insulated flexible duct connecting them, so those bathrooms now vent to the exterior the way they're supposed to. On the exhaust side of the attic, 25 units of OmniRidge Pro ridge vent run along the peak, hand-nailed for a clean, secure install. Intake comes in through 15 Smart Plug edge vents at the eaves, which pull fresh air in at the low point of the roof and let it travel up through the attic to the ridge.

The bump-out above the kitchen window, a small low-slope section that the original quote had excluded, was included in the final scope and addressed as part of the project. The fascia was inspected during tear-off, and any rotted sections were replaced and painted before the gutters went back up. Terry had paint on hand and didn't want to bring the painters back out, so the crew handled it in the field. On the gutter side, the old underground drain tile system was capped off at ground level at four locations, downspout extensions were added, and the 5-inch gutter system was replaced with a new 6-inch setup with box corners. Water had been getting into the basement through the old in-ground system, and capping those tiles and transitioning to above-ground drainage was the fix.
