This job was a full roof replacement on Flyer Drive in Macomb, a residential street off the busy corridor near Hall Road in Macomb Township. The homeowner, Jennifer, had identified hail damage on the front slopes of her roof, filed an insurance claim, and received a partial payout from her carrier.

The existing roof had three-tab shingles that were holding up reasonably well in most areas, but the hail damage on the front slopes made replacement the right call. We did a full tear-off down to the deck rather than layering over what was there. Once the old material was stripped, we inspected the decking. No OSB replacement appears in the line items, so the deck came up clean. That's a good outcome on a job like this, but we always verify before moving forward.

With clean decking exposed, the first thing down was the ice and water shield. We used Epistik membrane, 11 rolls total, running it six feet up from every eave and wrapping it into the valleys, around the wall transitions, and at both pipe penetrations. After that, Summit 60 synthetic underlayment went over the rest of the field up to the ridge. One roll covered the remaining area, installed with plastic cap nails per manufacturer spec. Drip edge went on next, 35 pieces total, installed along the eaves and rakes to direct runoff cleanly into the gutters and away from the fascia.

We installed 81 bundles of Atlas Pinnacle Pristine shingles in Weathered Wood, which works out to 27 squares of field shingles. The pitch on this roof is predominantly 7/12, with a small section at 10/12 on the steeper end. Neither pitch is extreme, but the 10/12 section requires more careful footing and staging. Pro-Cut starter shingles went along all eaves and rakes before the first course of field shingles, and Pro-Cut hip and ridge caps, 7 bundles, finished the peaks and hips with the correct nailing pattern. Both pipe penetrations got new pipe boots and pipe boot covers to seal those spots properly. Step flashing and wall flashing were installed at all transitions where the roof meets vertical surfaces.

Ventilation on this job is worth noting. The line items show 14 box exhaust vents installed on this roof. That's a significant number and tells you the attic on this house needed substantially more exhaust capacity than it had before. Proper attic ventilation keeps the roof deck from overheating in summer and prevents moisture from building up in winter. Getting the exhaust balanced correctly matters for both shingle longevity and energy efficiency in a Michigan climate. The quote also flagged that if any bathroom fans were dumping into the attic, we would reroute them to dedicated roof vents with insulated duct. Whether that applied here is not confirmed in the final line items, but the ventilation overhaul with 14 box vents was a meaningful part of this job regardless.
