Daniel's home on Manotic Drive in Leonard had an 18-year-old roof that had simply run its course. The original three-tab shingles had lost their ability to seal properly, with widespread granule loss, cracking, and missing shingles across the surface. The ridge cap had deteriorated more than the field shingles, nail pops were scattered throughout, and the pipe boot around the plumbing stack had sunken down enough that it was pooling water instead of shedding it. With the wind exposure this area gets off the lake, the roof was at real risk of shingle blow-off. Nothing catastrophic had happened yet, but it was only a matter of time. A full replacement was the right call.

We tore the old roof completely off down to the deck so we could see what we were working with underneath. The deck checked out solid, so we moved straight into the new installation. Drip edge went on first, 20 pieces along the eaves and rakes to give the roof a clean edge and keep water from wicking back under the shingles. From there we ran ice and water shield membrane at the eaves, six feet deep, plus coverage at the valleys, walls, and any other spots where water concentrates. Above that, Atlas Summit 60 synthetic underlayment went up with plastic cap nails and ran all the way to the ridge, which is the manufacturer's preferred method and gives you a much more durable underlayment than the old felt paper that was under Daniel's original roof.

The shingles are Atlas Pinnacle Pristine in Pewter, 41 bundles covering the field of the roof. Pro-Cut starter shingles went in at all eaves and rakes before the field shingles, which locks the first course down and closes off the gaps that wind can get into. Pro-Cut hip and ridge shingles finished off the peaks. This is a solid architectural shingle, a significant step up from the three-tab that came off, and the Pewter color works well on homes throughout the Leonard and Romeo area.

Ventilation got addressed properly on this job. We installed 52 linear feet of OmniRidge Pro ridge vent along the peak, hand-nailed in place. That's your exhaust. We also replaced the old sunken pipe boot with a new one and added a pipe boot cover over it, so that plumbing stack penetration is sealed correctly and won't be collecting water anymore. The bathroom exhaust was rerouted to a dedicated roof vent with insulated ducting, which keeps that moist air from dumping into the attic space the way it was before. Attic moisture is one of the things that shortens shingle life and causes decking to rot prematurely, so getting the bathroom vent routed properly matters.

The roof on this house runs about 2,172 square feet, with a pitch mix that's mostly 4/12 and 6/12 with a small section at 9/12 on one face. Nothing extreme, but the steeper section requires some extra care during installation. The whole job was done as a complete tear-off and replacement, all-inclusive, permits, dumpster, materials, and labor. One note from this job: during the installation, the crew accidentally clipped Daniel's DirecTV satellite dish. Aaron caught it right away, reached out to Daniel the same day, and committed to crediting whatever DirecTV charged for the reinstall directly off the final invoice.
