This job came in as a repair call that turned into a full replacement. Craig reached out to us in late June about an active leak at his place on East Brockton Avenue in Madison Heights. He thought the roof was relatively new and suspected a defect rather than normal wear. Once we got eyes on it and dug into the details, it was clear the right move was a complete tear-off and new roof system rather than chasing a leak on aging materials. The roof on this Madison Heights home measured just over 1,048 square feet, running primarily at a 5/12 pitch with a small section at 7/12. Nothing steep or complicated, but it's a full system replacement done right from the deck up. Tear-off went down to bare decking, and that's where things got more involved. We pulled the old shingles and underlayment and found the deck needed significant attention. Fifteen sheets of 7/16" OSB were replaced, along with 2 linear feet of plank board. When you find that much compromised wood, you photograph it, get the homeowner's approval on the repair cost, and then you fix it properly before anything else goes on. Skipping that step and roofing over bad decking is how you end up with a roof that fails early. We also replaced the chimney flashing on this job, cutting kerf lines into the masonry and setting counter flashing for a proper seal.

Once the deck was solid, we started building the new roof system in layers. Two courses of Epistik ice and water shield membrane went down at the eaves, with additional coverage in the valleys, around the chimney, and at any wall transitions where water tends to find its way in. Summit 60 synthetic underlayment went over that, running from the ice and water shield all the way up to the ridge, fastened with plastic cap nails per manufacturer specs. New premium drip edge went on all the edges. Step flashing and wall flashing were installed at the chimney and any wall intersections. Everything was set before a single shingle went down.

The shingles on this roof are Atlas Pinnacle Pristine in Morning Harvest, 19 bundles covering the field with Pro-Cut starter shingles at the eaves and rakes and Pro-Cut hip and ridge cap finishing the peaks.
