Most roof repairs in Southeast Michigan cost between $250 and $600, covering a service call, a technician for a few hours, and materials like sealant, a pipe boot, or a sheet of decking. Across every repair we price this year, the median is $1,109, and the median sold repair is $900. The real number for your roof depends entirely on what caused the leak, which is why an honest price almost always starts with an inspection, not a guess over the phone.
I am Aaron Scott, licensed Michigan residential builder and owner of Roofing Army. We quote hundreds of repairs a year alongside full replacements, and the figures below are pulled straight from our own 2026 repair quotes and completed jobs, not a national calculator that has never seen a Michigan winter.
How Much Does a Small Roof Repair Cost in Michigan?
Our minimum charge for a roof repair is $250. That covers a technician coming out, diagnosing the problem, and fixing a small, contained issue: resealing a vent boot, replacing a handful of shingles, or sealing an exposed nail head. Most small repairs land in the $250 to $600 range once materials and a bit more labor are added in. If a roofer quotes less than that for an actual repair visit, ask what is being left out, because a minimum service charge is standard across the trade for a reason: a technician, a truck, and a ladder cost the same whether the fix takes twenty minutes or two hours.

What Does a Typical Roof Repair Cost?
Here is the full spread, based on 170 repair quotes we wrote and 79 repairs homeowners actually booked this year.
| Repair type | Typical price | What it usually involves |
|---|---|---|
| Minor repair (minimum service call) | $250 to $600 | Sealant, one pipe boot, a few shingles, a sealed nail head |
| Sold repairs, all types (79 jobs) | $900 median | Middle half ran $584 to $1,950 |
| All repair quotes written (170) | $1,109 median | Middle half ran $600 to $2,658; includes larger jobs |
| Major repair | $2,658 and up | Multiple leak sources, a section of rotted decking, or a larger area of flashing |
Two numbers in that table matter more than the headline median. First, quoted repairs ($1,109 median) run higher than repairs that actually get booked ($900 median), because some of those quotes are for homeowners who are really pricing a repair against a replacement and end up choosing to replace. Second, the range is wide on purpose. A cracked pipe boot and a rotted section of decking both start as "my roof is leaking," but they are not close to the same job once someone is actually up there.
What Determines the Price of a Roof Repair?
The single biggest driver is not the symptom you see from the ground. It is what the crew finds once they are on the roof.
Labor time
The median roof repair takes four labor hours, with the middle half of jobs falling between two and seven hours. One technician handles 81% of our repairs; the remaining 17% need two. A straightforward fix that one person finishes in an afternoon prices very differently from a job that pulls a second tech or runs past a full day, and that range (1 to 36 hours across every repair we have logged) is the real reason two "roof repairs" can be a $300 job and a $3,000 job.
What is actually broken
The most common items on a repair invoice are sealant (we use Solar Seal), 7/16 inch OSB decking sheets, matching shingles, trim coil, pipe boot covers, ice and water shield, and drip edge. A job that only needs sealant and a few shingles stays near the minimum. A job that uncovers a soft spot in the decking adds a sheet of OSB and real labor to open the roof back up correctly, not just patch over it.
The cause of the leak
Pricing also depends on where the water is getting in. On our own calls this year, the leak sources homeowners report most often are water behind the gutter at the fascia (129 calls), wall or step flashing (87), chimney flashing (80), skylights (61), pipe boots and vent stacks (48), and roof vents (42). Each of those has its own typical fix and its own price range. We cover the specifics in dedicated guides: fascia and soffit rot, chimney leaks, skylight leaks, pipe boot and vent stack leaks, and wind-blown shingles, which runs $400 to $450 for a typical patch.

Why Do Roof Repairs Close So Much More Often Than Replacements?
This is the part a lot of roofing companies will not tell you, because repair work is not where the profit is. Roof repair quotes close at 46%, versus 19% for full replacement quotes. We are not steering every call toward a bigger job. If an inspection shows an isolated problem on an otherwise healthy roof, we quote the repair and say so plainly. Most homeowners decide the same day, because the number is small enough to just get it done.
The insurance angle tells a similar story. Of the 836 opportunities we worked this year, only about 3% ever became an insurance claim. The overwhelming majority of repairs are paid for directly, because the cost sits at or below most deductibles, and filing a claim for a $400 repair rarely makes financial sense once you weigh it against your deductible and possible rate impact.
When Does a Repair Turn Into a Replacement?
Price is the clearest early warning sign. If a "repair" quote is approaching $2,500 or more, it usually means the damage has spread past one isolated spot, whether that is multiple leak sources, a wide section of bad decking, or a roof old enough that fixing one area just exposes the next. Michigan code adds a hard line too: once repaired or replaced area crosses roughly 25% of a roof section within 12 months, that section has to be brought up to current code rather than treated as a simple patch, which often tips the math toward replacing the section outright. We walk through the full decision, including the 25 percent rule and the age thresholds we use on every inspection, in our guide to roof repair or replacement.

How to Get a Fair Price on a Roof Repair
- Expect an inspection before a firm number. A real repair price depends on what is found once someone is on the roof, not a description over the phone.
- Ask what the minimum charge covers. Ours is $250, and it includes the service call and diagnosis, not just a walk-around.
- Get the scope in writing. A legitimate quote names the specific fix: which shingles, which flashing, how many sheets of decking, not just "roof repair."
- Ask what happens if the scope grows. Decking rot and hidden damage are common enough that a good contractor has a standard per-sheet price ready before they start, not a surprise add-on afterward.
- No deposit required. We do not take deposits on repairs any more than we do on full replacements. You pay when the work is done.

Frequently Asked Questions
How much does a roof repair cost in Michigan?
Most roof repairs in Southeast Michigan run $250 to $600 for a small, contained fix like a pipe boot or a few shingles. Across all 170 repair quotes we wrote this year, the median was $1,109, with the middle half between $600 and $2,658. Repairs that homeowners actually booked had a lower median of $900, since larger quotes are more likely to turn into a replacement decision instead.
What is the minimum charge for a roof repair?
Our minimum service charge is $250. It covers a technician coming out, diagnosing the actual cause of the leak, and fixing a small, isolated problem. Most small repairs land between $250 and $600 once materials like sealant, a pipe boot, or a few matching shingles are added.
How long does a typical roof repair take?
The median repair takes about four labor hours, with the middle half of jobs between two and seven hours. One technician handles 81% of our repairs, with a second tech brought in on the remaining 17%, usually for larger or multi-location jobs.
What is usually included in a roof repair?
The most common line items are sealant, a sheet of 7/16 inch OSB decking, matching shingles, trim coil, a pipe boot cover, ice and water shield, and drip edge. Which items show up depends on the cause: a cracked pipe boot needs different materials than wind-lifted shingles or failed chimney flashing.
Is it cheaper to repair or replace a roof?
A repair is almost always cheaper upfront, which is why repair quotes close at 46% compared to 19% for full replacements. But price alone is not the full answer. If a roof is old, has damage in multiple unrelated areas, or the repair quote is creeping past $2,500, replacement is often the better long-term value. Our guide to roof repair or replacement walks through the full decision.
