Hail Damage Roof Repair Cost Calculator (Michigan)

Hail damage repair cost depends on three things: how much of the roof is damaged, how big and steep the roof is, and what your insurance deductible leaves for the insurer to pay. The calculator above estimates a repair or full replacement using the real per-square-foot prices of the roofs we have published, then subtracts your deductible so you can see the insurer's share. What does the hail damage cost calculator estimate?

You enter your roof footprint (the square footage the roof covers when viewed from above), the pitch, the scope of damage, your home's insured value, and your deductible. The tool returns an estimated cost for the work, your deductible in dollars, and the amount insurance would cover under a replacement cost policy.

The three scope options match the three outcomes we see after a Southeast Michigan hailstorm:

• Light slope repair: scattered bruised shingles, a dented vent or two, damage confined to one or two slopes. Usually a roof repair, not a claim.
• Moderate partial repair: a full slope or two replaced, flashing and vents swapped, the rest of the roof left intact. Common when one side of the house faced the storm.
• Severe, full replacement: hail hits on every slope at a density the adjuster agrees totals the roof. This is the scenario insurance exists for, and the one where a roof replacement is the right answer.

How does the calculator get its numbers?

Most online roofing calculators use national averages. Ours uses our own invoices. We publish the price and roof area of every project in our job gallery, and when you divide each price by its roof area, half of our published asphalt jobs landed between $5.99 and $7.07 per square foot of roof. That middle band is the calculator's pricing engine. Simple, walkable roofs fall below it; steep, cut-up roofs with two layers to tear off rise above it.

The tool converts your footprint into roof area using the pitch multiplier (a 6/12 roof has about 12% more surface than its footprint), applies the per-square-foot band to the share of the roof in your chosen scope, and then runs the insurance math: your deductible comes off first, and the insurer covers the rest. Note on repairs: a repair is never a clean fraction of a replacement. Setup, tear-off, disposal, and matching discontinued shingles all cost the same whether you are fixing 3 squares or 30. Treat the light and moderate estimates as a range to sanity-check a quote, not a price.

What have hail-sized roofs actually cost in Southeast Michigan?

These are full replacements we completed and published, with the real price divided by the real roof area. They anchor the calculator's full-replacement scope:

The first four sit inside or near the calculator's band. The Berkley and Shelby Township roofs show why the band is a starting point and not a promise: complexity, pitch, and decking condition pushed both well above $8 per square foot on roofs that were not especially large.

Worked example: a full replacement after hail

Say your home has a 2,200 square foot footprint with a 6/12 pitch. The multiplier makes that about 2,460 square feet of roof, which is close to the Oxford project above. At $5.99 to $7.07 per square foot, the calculator estimates $14,700 to $17,400 for a full replacement. The Oxford roof actually came in at $15,689.90, right in the middle.

Now add insurance. On a home insured for $300,000 with a 2% wind and hail deductible, your share is $6,000. Against the Oxford price, the insurer pays $9,689.90, about 62% of the job. With a 1% deductible your share drops to $3,000 and the insurer covers $12,689.90. If you only want the deductible side of this math, the hail deductible calculator isolates it.

Worked example: when the repair is smaller than the deductible

A ranch with a 1,000 square foot footprint at 4/12 has roughly 1,054 square feet of roof. A full replacement at the band runs $6,300 to $7,500, and our Madison Heights project of almost exactly that size cost $6,412.15. A light slope repair on that house is a fraction of that. On a $250,000 policy with a 2% deductible ($5,000), a light repair is entirely out of pocket and even a full replacement only draws about $1,400 from the insurer. That is a repair to pay for directly, not a claim to file.

What can the calculator not see?

• Hail density and whether the adjuster totals the roof. Adjusters count hits inside a 10 by 10 foot test square on each slope. The count decides repair versus replacement, not the calculator.
• Decking and layers. Two layers of shingles or soft plywood under the hail hits add tear-off and material cost that no footprint entry captures.
• Depreciation. The insurer's share assumes replacement cost coverage. An actual cash value policy pays less, sometimes much less on an older roof. Our guide on what insurance covers on a Michigan roof explains the difference.
• Other trades. Dented gutters, siding, and window wraps belong on the claim but are not roofing. Our referral partners handle those while we coordinate the roof.
• The upgrades insurance will not pay for. We run 6 feet of ice and water shield at every eave, fasten underlayment with cap nails, and do a ventilation analysis on every estimate. Insurance restores what was there; it does not fund a better roof.
